  • I saw on the conveyanver estimation the land tax is wrong. I am a first time buyer but that wasn't taken into consideration. So first change needed.

  • I was thinking about the house this morning. House has less space in bedroom and scope to have larger living space-kitchen and living room. The way we justified it is we love the location (what we can afford). Me and hubby spend more time in living room and kitchen over the bedroom....

    Have I made the right decision?

    We cannot say if you have made the right decision, that's something you and OH need to decide.

    You liked it enough to make an offer, what has realistically changed? Is it the OMG I'm actually buying somewhere and responsible for it? 

    What can you do with the property to make it yours? Can you board out the loft to give storage? Can you put a shed in the garden for storage of garden stuff?

    When was the last time you downsized possessions? 

    How much time is spent in the bedroom, aside from sleeping or resting when ill? It's not exactly a hangout room as an adult.

    Have you done a positive and negative list?

    Location is everything. It is for me too.

    I compromised on things as I wanted the water and mountain view. I couldn't afford a house, so decided what I wanted in a flat, location was everything. 

    I ended up with a few 'bonus' points, being able to see the water and beyond from my flat, being able to walk to the water / beach from my flat, having shops I can walk to. 

    Personally, I never realised how much that meant to me, until I moved to where I'm renting now, compared to where I was renting before.

    I sit here looking at other flats for sale, yes on paper the inside is nicer, but they don't give me what my flat will; they are also outside my budget, not by loads, but enough for me to say no, they are not worth saving for as my view is priceless.

    For location we have been living around for the past 5 years I think your right it makes sense to me. Yes to most of your suggestion- shed and I can actually get rid of things. Today I just put out my running machine as it no longer works and just been taking up so much room. This week I'm going declutter and give things either to charity or put up for sale on eBay!

    The general rule is if you haven't used something in the last year, you don't need it.

    It's good to make a start packing where you can, I've emptied out my wardrobe and have a bag full of clothes to go to charity.

    Admittedly, I've packed a lot more to move with me, I'm planning to lose weight after I've moved, but if I've not managed it after a year, charity will get a stack of clothes!

    The thing to remember is most first time buyers experience what you are, the doubts, the what ifs etc, you are not alone in what you are feeling. Some pull out and start looking again and others make plans about what they will do when they move in.

    @renfirsttimebuy how are your thoughts about the property now?

    My solicitor is calling me next week to discuss the contract and title deed.

    I am so worried....so uncertain what will happen with house sale.

    I'm really hoping I can keep mine on track. I just started the process a few ago and managed to negotiate the list price down by 15% and add another 5% worth of incentives to a new build. I've signed everything but only have 28 days to complete now.
