I can't afford to pay more. Just have enough for all.
I think i may have paid 5g more to secure it. I dont know.
Rightmove no help some house more than my house some on par some little less. So confused!1 -
Is that recent as in the last 6 months?
Same amount of bedrooms?
Similar size garden?
It is confusing, but as you have some that are more in your search, then you might be ok.
Don't start panicking, you can't change anything now, just wait and see what happensMortgage started 2020, aiming to clear 31/12/2029.0 -
@MovingForwards
So just an update...mortage application completed. Solicitors sorted.
Vendor spoke to agent about my concern about valuation. He said let's come to that and we can negotiate. He is open to that. So i think positive sign.
So nervous and getting excited. My hubby is too- I saw him browsing for a shed....then outbuildings for himself!!
We are trying not to get ahead of ourselves. The journey is just not secure...especially when i read sad stories of people pulling out!!!2 -
@renfirsttimebuy it's natural to get excited and start planning things for your new home.
Your seller has his head screwed on, which is good.
You can't change anything, so wait and see what the valuer thinks.
It's a journey of happy things and sad things, each step brings a new panic. Your current one is getting a mortgage offer, the next step will be worrying about searches the solicitors do, the one after that is worrying about sorting exchange and completion dates, then if it's delayed.
You will go into meltdown during the process, it's hard not to, but keep posting up and we will be here talking you through itMortgage started 2020, aiming to clear 31/12/2029.0 -
@MovingForwards
Good news! The valuation came through...mortage accepted. I was stressed for no reason....still stressed lol.
Now starting filling in forms for my solicitors to get searches underway!!! Lots of paper work...hating it all! How are you?
2 -
Yaaaay! Congratulations! That was the easy part
I'm stressed because my solicitor is doing Scottish conveyancing legal speak, when ive repeatedly explained I only know English conveyancing legal speak!
Managed to get a copy of the title deeds out of him today, spent an hour going through them; four pages in total, only three to actually read, plenty of Google searching and I now understand the deeds and what I pay for / contribute to (Scottish equivalent of a freehold flat I'm buying)
Got to tackle the 'what happens if I conclude missives (exchange) but don't meet date of entry (complete)', email he sent me today. All he did was copy and paste stuff but with no explanation as to what it means!!
Also, annoyingly, he uses blue lettering and doesn't understand paragraphs...... So that was a copy and paste, change to black and put paragraphs in so I could print it and bring it home to read.
I'm aiming for mid-April, which is doable, provided he actually works my case, it's 2 - 6 weeks from offer to completion up here, compared to England.

@MovingForwards wow it sound so stressful.
I'm also aiming for April move. The house I am buying is vacant so I'm thinking it is possible. If my solicitor isn't lazy!!! Lol
I am.going to have to bug them!!!1 -
@renfirsttimebuy perhaps we should support each other through this!Mortgage started 2020, aiming to clear 31/12/2029.1

@MovingForwards def can feel your support!
I've just been uploading all my documents for solicitor.
I have booked initial conveyanver phone call....what should I ask?1 -
What their costs are, what's included, how long do they expect it to take, do they need anything else from you at this stage.
They may ask when you would like to complete (have the keys), just so they know what approximate date they are working to. Don't get worried if it looks like you won't make that date as time goes on, it's normal to have several date changes.
There isn't much to start with
After 4 - 6 weeks, when the searches are done, that may raise a few things from the solicitors; just to let you know if there are any issues, any planned development, notices etc.
You should receive a copy of the title deeds from the solicitors, together with a list of things they need to let you know about, eg restrictions / covenants so no parking a van / caravan, service charges, no building another house in the garden, right of access by someone else etc.
