    I saw the thread. If you have the floor plan, provided it doesn't identify the address, you could always add it to that thread as it will give sizes and layout, potentially the members can offer other suggestions or explain how best to do what you want.

    Exciting about the searches, that's another step closer to completion!

    So glad I found this thread - hope you don't mind me budging in, I've been trying to find a forum with another first time buyer during these times :) 
    We viewed the house on 29th Feb, loved it so put an offer in soon after.
    The offer was accepted on the 1st March, searches were done last week and the report was being sent out last night. 
    The house is currently empty and I soo just want to go in there. It's a 3 bed 1960's ex council house, with no central heating and only a immersion heating with 1 electric socket in each room :# 
    First thing is central heating and a boiler and a re wire... we're lucky we can still save whilst waiting and won't be moving in until those works are done, we're also hoping as no one has been there the plumber and electrician can go straight in at separate times *fingers crossed*

    Congratualtions on your new home...our searches report were sent this morning!!! Eek! So will be reading through them now.
    I know the feeling I do want to go straight in too....we have to give our landlord notice that's another issue. Paying in two places during this challenging time is difficult. 

    What kind of boiler are you getting? I am thinking about changing the system boiler to a combi boiler. I know the boiler still works....not sure....everyone advising me to wait and be in the house for a while before changing things. I know that is sensible but i can't help wanting to get things done!
    I know a lot of people still renovating....I wanted to use this time to paint and change flooring too...since I'm home and not at work.
  • How exciting! A big mug of tea is needed for the report reading :) 
    I have no idea with regards to a boiler, the combi boiler will get rid of the water tank - but I remember the pressure not being great so i'm not sure what will affect it the most. 
    Everyone is advising us to wait too but I think the boiler and electric is easier if we're not there. 
    My friend got her keys last week - I've been really jealous of everything she has done already! 
    I'm still at work luckily so I wouldn't have gained much time renovating x

    Enjoying reading all your posts on here, my partner and I are also first-time buyers purchasing a vacant property.
    We had our offer accepted 20th of January, mortgage application sent a few days later, solicitor set up 4th Feb and survey back this day, mortgage approved 11th Feb, searches completed 17th Feb, contracts sent the beginning of March - We thought we'd be done and dusted in no time.
    Unfortunately, there are still queries on sellers contract outstanding from the beginning of March - in particular power of attorney certificate - we have absolutely no idea when this will be resolved and the worst bit is that is all that is left to be done  :(
    For 6 weeks I've been thinking next week we'll be exchanging... then nothing

    Oh no I'm so sorry to hear that....buying a house is such  big headache. I think I've got more grey hair from it all.
    What has your solicitor said about it? 
    I think i would have gone nuts thinking about exchanging. I hope things do get sorted for you.

    My house is vacant too but seems like no difference in speed....searches took longer as my solicitor said because of current situation there may be other priorities.

    I'm just reading my searches it advices me to buy insurance:


     In your case there may be some belief that the property could be in a locality where there is a liability to contribute towards the cost of repairing the church. This only applies to certain land but it could apply to a house on a typical housing estate or, for example, a village cottage.  This could affect your use and enjoyment of the Property and have a potentially significant effect on your finances.  A search is possible but so too is insurance against a liability in the future. 

    What do you guys think?

    I did actually find my first grey hair a couple weeks ago - definitely blaming buying a house!!!

    We email them every other day asking for updates but they can’t seem to get any answers or at least find out why the certificate is held up, if we had an idea of what’s causing the delay maybe we could anticipate a date but we have no idea - to be honest our solicitor doesn’t seem bothered.

    I suppose we are lucky that we went into lockdown this far into the process, I just keep thinking can’t believe how long this is taking!
