  • @MovingForwards how did you put it on hold?

    Should I sign my contract and send back or hold on to it to delay it?

    I didn't, the EA called today and advised all transactions are on hold at the moment.

    There's some issue with Registers of Scotland (RoS) (Scottish Land Registry) not being as high-tech as the English Land Registry and they are to have an emergency meeting.

    Part of the English conveyancing process is to put a restriction on the title during the sale / purchase process, it means no-one else can unless you (your solicitor) lift it. This protects the buyer, it keeps getting registered until the sale completes and the property is transferred.

    It's been a while since I've had any involvement in English conveyancing and I've yet to fully understand the process up here, I've also not read enough posts to see what the glitch is, but a lot is still manually done by RoS. Without the staff in RoS, it's too risky for buyers to complete, so until that's resolved, no purchase for me.

    I will have a look into it, but at the moment I've a migraine, I'm fed up, frustrated and there is nothing I can do as it's all outside my control!

    @renfirsttimebuy

    I'm waiting to see if I can get an extension to my offer, then I can exchange / complete. Very stressed at the moment!

    What does it say in the title deeds as I don't think they give sizes.

  • No measurement just a pic of the outline.

    I'm stressed too...my place is vacant. I want to move asap.

    There should be mention of it in the actual deeds and not just on the title plan.

    Mine is empty too, I packed up the majority of my stuff before the virus threw a spanner in the works. I'm in limbo.

    @renfirsttimebuy have you managed to read through the title deeds regarding the parking? If it's a shared space, normally there is no size allocated to each property.

    If you have a big enough front garden, assuming it's part garden, shared drive neighbour garden, you could potentially look to extend the drive into your garden and put a fence up, with your neighbours agreement and there being no restriction in the title deeds preventing this.

    I've had my extension come through and am just waiting to conclude everything.

  • Hiya....so I've been told that the driveway is paved which tells you how much I owe of the neighbour side. Landlord said neighbour never parks on that part as my car will need to use it.

    When i move in I will be changing the system boiler to a combi boiler. My first job. I want to put the combi boiler in the kitchen. I will need to take cabinet off. Do I need to take the bottom one off too? Or just top would be enough?

    I know nothing about boilers and their cabinets, it's nothing I've had to deal with before!
