  • Hey guys! I've been under tremendous stress today.....we completed at 2.10pm. When we picked up the keys at 4pm and went to the house the owners refuse to leave! They said they did not receive funds in their account. It was even explained to them that funds will be in their personal account within 48 hours. But at 8pm they sent me message saying they won't leave!

I am contacting my solicitor tomorrow morning to issue them something! ANYTHING!!!

What an awful start to this house purchase!

do you really expect someone to give you the key to their house, BEFORE they have the funds in their solicitor's account?
no dosh, no keys. you should have transferred the money earlier I would think.

Well, they are going to end up with a huge shock tomorrow.

I'm so sorry this has happened, but it will get resolved x

i guess it depends when on Friday. If it takes 2 working days that could well mean tomorrow.

They completed at 2.10 pm, i.e. the funds have been transferred. This is likely all the fault of the seller's solicitor who for whatever reason has been tardy transferring the cash to the sellers. Nevertheless the OP now owns the property and the sellers should have moved out.

The funds from my sale were similarly not transferred to me by my solicitor on the day of completion because somebody wasn't there to sign the appropriate paperwork. They didn't even bother calling to tell me that there had been a delay, I just didn't know where my money was until I could get hold of them the following morning, it was a worrying night! It never occurred to me to stay beyond the agreed completion day though. In fact I didn't know there was a problem until late afternoon and the completion funds hadn't appeared.
  • As far as I'm concerned....I've got keys....My funds were transferred. My solictor transferred funds to their solictor and I was asked to pick up keys.

It has been a nightmare! I don't know what I've done wrong....I'm just glad I didn't book my removals for today.

No, it's just a silly seller who will get a verbal bashing from their solicitors tomorrow. Do not let this mar your plans x
