Depends on the type of lodger - If you want one that you'll never see, the space would be ideal. Although, with that amount of separation of living space, I suspect they would be a tenant, not a lodger. The garage is now an annexe, as so many are these days, but one wonders what the new owners will do if they haven't a somewhat batty, single, elderly relative to shove in there. It can't be used as a self-contained flat and, I believe, would be unsuitable for a lodger. In fact, the ideal use would be parking or storage...
The annexe is no good to a conventional owner occupier as is: what's the point in having another kitchen and living room? Perhaps it might be good for a teenager who still lives at home?
Any language construct that forces such insanity in this case should be abandoned without regrets. –
