But Google shows there is a truss's island and its a park full of swans probably doing their ablutions into the river.

Well you won't have any neighbours as you won't be able to build a house and live there. If permission is ever granted then you will own a tiny plot in the middle of a dense housing estate of tiny plots.
This is verging on fraud even mentioning you might be able to build a house there.7
