The best EPC I have seen - property currently very unmodernised and surveyor mentions improvements that start with loft insulation and go all the way to a wind turbine (subject to planning permission).

Yep, all you need to get an EPC above 100 is to generate more energy than the house uses.  I suspect that house will need a BIG wind turbine to achieve that, which might cost more than the house.

Don't be a tease. Post a link to the property.

Also that listing is one for Crashy_Time .  First on at £685k (still showing if you click the video link), now reduced to £625k.
    Bought in 2011 for £325k

Seems like a reasonable sized house. Plenty of space for a desk. So not sure what they are doing on that computer that it needs to be hidden away down in the coal hole.
It is only a flat, and in the basement. Agreed, the main bedroom, lounge & kitchen/diner are spacious, the views through the windows are not brilliant.
I'd definitely prefer the 1st floor flat if the garden was communal.  Basement lucky to have sole use of it.

Incidentally I wonder do lower ground flats come on the market much more frequently than hall or first floor.  You'd expect that to be the case since they're generally less desirable.  Not many people choose a basement flat for their forever home.

Not many people choose ANY flat as their forever home, basement or otherwise.

    True!

Even living at The Albany, Piccadilly, you could look around and think, well, it's not Versailles!:

I wonder if they know what that Versailles sign really means? They may be eco warriors, but bet they don't wince at the utility bills.

I think there might be a decent house hiding under all the junk.
