The reviews are very good and say 'the hosts thought of everything' etc. If it was on for sale, I'd think it of one of those houses where someone has tried to turn a cheap house into an expensive one by refurbishment alone. With the prices for that sort of house in that area not really supporting that. Running it as an AirBnB is a different market of course, and at £151 a night, if they get enough bookings that can be a healthy income per month. Looking at the availability of the next some months, it seems they are typically getting some weeks of bookings per month. At 2 weeks booked per month, that's £2114 gross income per month. And if they hit 3 weeks per month, £3171 per month. I had a look for three bedroomed terraced properties in Greenfield, and the one that's on Rightmove is on for £1050 a month. That's a lot more, and would compensate for AirBnB bookings being effectively bills included. Though, Gladstone Terrace Road where the AirBnB is looks further up-market.Green_hopeful said:This is fun. If we assume £50,000 spent on the refurbishment which I admit is solely a figure pulled out of my posterior, then that's a total price of £206,000. At £2114 per month, that's a gross 12.3% yield. And at £3171pcm, that's a 18.5% yield.
Certainly it looks to me that if there isn't too much maintenance needed to keep the property satisfying AirBnB customers, that the refurbishment could have been a good investment. Please note, I'm not claiming that my ruminations above are anything even vaguely resembling a business plan. Just running it through my mind.
It's not a area where I would have immediately thought it would be a good location for an up-market-ish AirBnB. Though, others may not think it up-market, and that may say something about the AirBnBs where I typically stay.0
