    The reviews are very good and say 'the hosts thought of everything' etc. If it was on for sale, I'd think it of  one of those houses where someone has tried to turn a cheap house into an expensive one by refurbishment alone. With the prices for that sort of house in that area not really supporting that. Running it as an AirBnB is a different market of course, and at £151 a night, if they get enough bookings that can be a healthy income per month. Looking at the availability of the next some months, it seems they are typically getting some weeks of bookings per month. At 2 weeks booked per month, that's £2114 gross income per month. And if they hit 3 weeks per month, £3171 per month. I had a look for three bedroomed terraced properties in Greenfield, and the one that's on Rightmove is on for £1050 a month. That's a lot more, and would compensate for AirBnB bookings being effectively bills included. Though, Gladstone Terrace Road where the AirBnB is looks further up-market.

    If we assume £50,000 spent on the refurbishment which I admit is solely a figure pulled out of my posterior, then that's a total price of £206,000. At £2114 per month, that's a gross 12.3% yield. And at £3171pcm, that's a 18.5% yield. 

    Certainly it looks to me that if there isn't too much maintenance needed to keep the property satisfying AirBnB customers, that the refurbishment could have been a good investment. Please note, I'm not claiming that my ruminations above are anything even vaguely resembling a business plan. Just running it through my mind. 

    It's not a area where I would have immediately thought it would be a good location for an up-market-ish AirBnB. Though, others may not think it up-market, and that may say something about the AirBnBs where I typically stay.

    This is another sort of fun, how long before we can spot any of these ideas in places for sale? 
    I agree with the public toilet vibe comment. Some of these turn up on the list of kitchens with shiny polished concrete floors.

    We went to visit family who are staying there yesterday. It’s nicely done and a popular picturesque area. The car parks for the reservoir were full of people visiting. The owners had clearly had fun renovating it. They had photos of the process on the wall.

    In that area, there are a lot of homes like that. So, it doesn't stand out as interesting to me. Like the time-warp properties often posted here. Some of which I look at and think that I've seen many properties here in Leicester which are equally, if not more, time-warp. 

    After posting, I did wonder if there would be people on here unimpressed with the workshop because they have a whole detached stone workshop on their estate :) 

    A family member is looking in that area (Devonport, Auckland). But, this house is a bit too far north for her.

    Yup. The workshop doesn't excite me. Lacking a lathe or three and a couple of milling machines. Shame it doesn't have a shaper either..

    Sis doesn't like the colour of the bathroom, and says way too far South for her. Just can't please some people.

    That's a relief... Just ripe to be purchased by a developer and bulldozed. Pub the other side of the road might be a bit miffed about losing their car park though.
