    It's disgusting, and there's no such thing. If it's "suitable for bathrooms" then it's impervious and by nature not carpet. I know they market something they call carpet for bathroom. But it's all manky. You'd never get it properly clean from urine and worse. It's third world country stuff.
    I do think it's a bit strange, but I must admit my opinion isn't quite as strong as yours :smile: I did once live in a rented flat with carpet in the bathroom. It got damp a bit with bathwater occasionally, but I'm fairly sure I kept the urine in the toilet and not in the carpet.

    Can anyone spot anything special about the following house. This is from an estate nearby to me, and in fact I lived in a rented house in this estate. The houses don't look very impressive for me, but they seem to sell for a lot of money. At least, asking prices are high. 
    I sold an estate property about this time last year and it was from the same era of build - but a detached version - on a very nice tree-lined cul-de-sac.  This one was detached because the last plot at the end wasn't big enough to put a pair of semis on, so it ended up the only detached one in the vicinity and with a very large garden - front and back, fully landscaped with mature trees. With a large double garage to the side. It had much the same internal layout as the semis - and your one linked - but about 3 foot wider.  I think whilst ours was a bit dated, it was in nice condition and had a nice fitted kitchen and had been well maintained.  We sold for £250k to the first person that saw it.

    Screams 1970s build to me. Wallpaper in the bedroom is starting to peel, nasty freestanding cooker in the kitchen (I hope they take it with them), and a tiny garden to boot. I wouldn't describe it as "quaint"... Perhaps as "of zero architectural value in keeping with other properties of the era". Despite that, it would make for a nice home for a young family. Plenty of green space close by.

    I just can't see anything special about these houses, and think that the one I bought is better for a lot less money than this. And, even the bigger ones around my way are typically cheaper than this. 

    Is there anything special here? I feel a little bit like the boy who called out the Emperor's new clothes.

    Close to an ‘Outstanding’ primary school? It’s a significant factor for family houses where I live.

    Can I ask for your honest opinions on this listing please? It’s not my house, but I do know the person that lives there (I have never been to house, have only seen pictures). 

    I do have my opinions on it, but want to see what you all say first?

    It's bland.  Inside and out.  No personality whatsoever and the space seems to be divided oddly - more space in bedrooms than you need, but the utility is so small that they're hanging coats in the dining room - large entrance hall, but the extra side windows mean that you can't put a nice big storage cupboard there for coats and shoes.  Feels like it needs a re-work.

    And two pots of geraniums by the front door? The way it’s presented now just underlines the fact that it’s right on the pavement.

    When we ‘staged’ my in-laws bungalow we had two colourful, colour coordinated items in each room e.g. duvet and vase, cushions and picture. It’s a cliche but it helps the viewer distinguish between rooms.

    As well as the oddly placed coat stand, there’s a dressing gown draped over a headboard. I can understand if people don’t want to drill walls and doors but you can buy over door hangers.

    The position on the estate is dreadful, almost surrounded by concrete, just a tiny garden to the side.

    This is more or less the sort of house that I go for (grew up in a freezing 1903 house so I'm only interested in newish houses) and I don't see anything that puts me off badly, I'd view if it was the right location and size for me. Bland doesn't bother me.

    Things that could be improved: 
    1. I agree that coats should definitely have been hidden for the photos, they draw attention to the lack of downstairs storage. 
    2. The garden looks really bleak, I'm not a garden person but some pots would really help. 
    3. A bigger issue is that the floor plan doesn't appear to show the built in wardrobe(s?) which clearly exists in the photos and is a must-have for that type of house.

    Edited to add: yes having looked at the street view the road/pavement on 3 sides is a downside. Some of the similar houses seem to face on to communal green space which will have its own issues but definitely looks prettier. 

    Edited again to add: there's a 4 bed on the same estate listed for less than 10k more, but apparently not selling. https://www.rightmove.co.uk/properties/142121936

    At least two more 4 bed houses within a mile and of similar age are on at 375 and one at 365.

    Yes I think there are better houses on the estate. The house is just over 3 years old. The things I noticed were:-
    1. Still looks too much like a show home and doesn’t look lived in. 
    2. I noticed the odd placement of the coat stand - why isn’t this in the hallway? 
    3. All of the ceiling light fittings you can see are still just bare bulbs. 
    4. No splashes of colour anywhere (apart from all the gin bottles in the kitchen). A vase of flowers here and there wouldn’t go amiss. 
    5. The garden is too bland. 
    6. I know the position of the house is odd. I’m told there are just 3 houses in a row. 
    7. I know for a fact the driveway at the side is shared with neighbour, and this puts me off. Would prefer our own private driveway. 

    The person who lives here has said that the garden is quite big for a new build. I think it’s L shaped. Also, regarding the utility room, I think it is bigger than suggested in the photo and person wasn’t happy with the angle of the photo as it made it look smaller. 

    I think person paid extra for professional photos, rather than the agent doing them and wished they hadn’t.
