I wasn't sure about the dog but saw pictures of one on the walls so thought maybe it was.Patr100 said:

Oh. My. God. The photos. The price! (I'm familiar with this area and I am gobsmacked with it!). The estate agent description! I am stunned. 😬🤯 https://www.rightmove.co.uk/properties/145449563?utm_medium=email&utm_source=emailupdates&utm_campaign=emailupdatesinstant&utm_term=buying&onetime_FromEmail=true&sc_id=38573657&utm_content=v2-ealertspropertyimage&cid=41d17914-8dbe-4ad9-93a1-f13fae920a6b&csg=87852cd85ede7d02de95cd5c4e2e7ce8d4333c7f67bcfa7526bc4fc3d8389f66#/?channel=RES_BUY
That fireplace is to die for! Wonder if the furniture comes with it? Some of it is rather good I think (Ercol possibly?)

In picture 4 they appear to have replaced only half of the floor, not all of it. Or have they stuck non-matching floor pattern over the top of (presumably) damaged laminate? Or? Scratching my head at this one a bit.

'Set among wonderful countryside'... but no matter how few photos they take, the map and Streetview tell a different tale for one side of the property at least!

I always leave a pair of old pants on the line, use them to wipe the line over before hanging the washing out!kipperman said:
You really would have thought that they would have taken the washing off the line (pants?) and the rubbish out of the backyard!RHemmings said:
Looking outside, it looks like a normal not that impressive house, and if I read you right you're saying that they are expecting that it will have moved up whole price bands due to the renovation inside.Ditzy_Mitzy said:https://www.rightmove.co.uk/properties/145189061#/?channel=RES_BUY
This has been on the market for very long time and is overpriced by £150-200k. The current asking price is actually lower than what it was up for originally, having been reduced in October 2023. It's a case in point for the fact that the costs of lavish refurbishment cannot be recouped at time of sale*. In addition, the interior decoration is highly individualized and unlikely to be to many buyers' tastes. I suspect, too, that open-plan is going to become the new naff in these austere times (expensive to heat).
Note the lack of photos of the exterior. You'll have to check Streetview to see why...
*there's another house round my way that's in the same boat: the owners spent extravagantly on interior decoration and are trying to get the money back by selling over the odds. Surprisingly, nobody has bought the place. It has been for sale, at least in principle as it goes on and off the market, for years.
I'm reminded of the following house that has just gone up for sale near me. It's in a road that I used to live in, and I've never understood why these houses seemed to sell for as much as larger houses. The interior - which I've never seen - is 'property developed' a lot in my opinion. But, I just can't see it being worth that price. Maybe a buyer will disagree. But, when I saw it was on for £350k, before seeing the pictures, my ears shot up in a Snoopy fashion.

I can sadly guess. I suspect that it was empty for a long time (death or care home) and a tank or boiler leaked, unnoticed, for some time. I suspect that either nobody was checking the property or didn’t think to check all the water tanks (expansion and hot water). I remember when I did weekly checks on my late parents’ house I always made sure to check that the water tanks (and, more importantly, the flooring around them) was okay. Saying that, there was one tank that I could see, could just about lift the lid on, but I couldn’t reach to check that it wasn’t leaking. The ceiling didn’t collapse prior to completion, so hopefully it wad all okay.RHemmings said:
Somebody was living in that. I would hate to hazard a guess as to what circumstances led to that.Snow_Angel said:Oh. My. God. The photos. The price! markin said:A road i watch has a house that was clearly done to flip that has been sat empty for 2 years now due to bad timing and its now likely 50K over priced for the area, The is likely a lot of house flippers stuck with an over renovated house.
Some of the houses in my area were clearly bought to flip. They sold, e.g., a year ago, for a low price and now are on for a higher price with 'refurbished to a high standard' in the listings and all the standard finishing and fittings to be expected when flipping. Some of them have sold. One near me I'm particularly interested in knowing what it sold for as the price had come down but then hit a hard number that the seller wouldn't go below. But, probably not on LR for a while.
There's one house near me that I think is ripe for a cheap offer and then full refurbishment. I viewed it and it looks terrible. My thoughts for that house is that I'm not convinced by the refurb and flip thing, but that house would be much better for it. It's probably on for £40K less than the price it would be if in better condition, but I suspect it will end up selling for less than that.

I looked on Street View (go nearly to the end of the road) and initially thought this was an extension to the house it's joined too until I looked from the other sideLove living in a village in the country side0
