FTB - First viewing of a house

    Yes I hope so too. Will have to go into the estate agents if they do not call.
     My mortgage application has gone in. The broker has said that the application is in a queue waiting to be assessed by HSBC. Hopefully that will go through as well.

    IMHO, location is the key. You can change the house. You can't change the location. 

    We learned that after viewing the one outside our location. The house we viewed on Friday is in the right location closer to schools etc with very little compromises for us.  Did you find a house in the right location or are you still looking?

    Simonbk- hope the chain moves quickly and your not waiting too long.
    We found one in a location of our choice and it was under budget because it needed work doing, and as a bonus, it was a bungalow.  :).  We moved in 4.5 years ago  :)

    We viewed our house which had lots of viewings lined up at 5:00pm one day, luckily we were the first to see it. We loved it and was perfect for us. I rang the estate agent the next morning and made an offer of the full price and asked if they stopped any other viewings. Two hours later I had a call saying it was all agreed.

    We used our previous experience to not mess about.

    Previously we had a second viewing on a house before this one and put in an offer 10k below asking price. Waited a few days, they said they wanted closer to asking price, we offered 5k more, waited a few days. Someone came in and offered full asking price so we lost out.

    Top of the chain had there offer rejected. They are going back with a new offer. 30 second phone call that is all it took. We had to phone the EA again!

    yup, that's the risk when quibbling over a few k

    we saw the house we liked, we knew that was it so we put an offer at full asking price the very next day. The EA had told they had offers at close to that but it's possible they lied and we did not want to take the risk of losing the house. We've been there 12 years and no regrets, plus the house has gone up in price quite nicely since and that's extremely handy since we're now looking at a bigger house purchase. A few thousand here and there makes no difference to a house price, as you really need to look at it long term.

    Do any of your EA's offer a letter drop option declaring interest? One of our EA's said that they could do a letter drop to the roads we request. He said that they have a good hit rate with that kind of approach. We never needed this but I think we would of gone for it.

    it's very slow where I am as well. Not many new properties appear for sale, which is annoying. I am hoping however that this means I can get a bit more for mine and then I have some time to keep looking :smile:

    I’ve never heard of them doing a letter drop I wonder if this works? 

    I live in quite a rural area So that will also contribute to the slower turn around in properties
