FTB - First viewing of a house

Update- offer accepted

received a phone call to say that the house we previously offered £5k below asking had the sale fall through and they would accept our offer if we were still interested.I’m over the moon haven’t stopped thinking about the house since our offer was refused. Still can’t believe it.1 -

Thanks simonbck. It was taken off the market when they accepted the higher offer and its staying off so that’s good. No chain as they have already moved out. Mortgage broker going to submit mortgage application tomorrow fingers crossed it all goes smoothly.How’s things moving for you?0

The top of our chain has yet to complete. Our mortgage application went in last week but the broker said he had to re-submit yesterday due to a IT glitch. On top of that we have 6 months on the place we are renting before we have to move out. Our landlord decided to sell since we are moving out. Just hope we can get this move done before the 6 months is out. Holding back on instructing the solicitor to conduct searches and not ordered a homebuyers report yet. In two minds to start the process in case it all falls through.0 -
Don't play games, I would go back for a second viewing (as you miss things the first time) and take someone who knows a little bit about property maintenance etc if you don't. Then I'd offer after the second viewing, if someone else offers before then you can always counter offer anyway, offering straight away won't change whether someone else will or won't.

As the property we are buying is only a few years old and has a home report which states there are no repairs this could be used by the mortgage company for valuation although not 100% sure if that is correct.0 -

Why did the sale fall through? That would be my first question in this circumstance.

There may be a problem. It's definitely a question worth asking. You should ask the agent.. they don't have to offer you the information, but if you ask them directly then they can't lie or withhold it.Scottishgal19 said:That’s a good question. When will it end!? We met our vendors at the weekend, they were really nice. We swapped numbers with them so we could give each other information as the EA is not always quick to give us details. 0
