Selling home, no viewings

Hi everyone,

I'm not sure if I'm just anxious about this and I am too eager or if I need to reduce the price of my home which is up for sale at the moment. I'm a first time seller so not experienced in this, I used Google for all the selling tips!

I put my house up for sale 23rd Dec, looking at the stats I've had over 1000 views on zoopla and 1000 views from rightmove and through the agent. So that's over 2000 views on websites and no viewings. Am I speaking to soon because its still the holiday period and some people still don't go back to work tomorrow or is my house over priced?

It's up for offers over 170k, it was valued at 170 - 180 but I went with the lower end as I didn't want the house to be over priced and put people off and struggle to sell. The estate agent advised for offers over. I had 3 Estate agents value the house, the range was 165 - 180k

I'm selling with purple bricks, I added on the package for them to manage the viewings because I work Mon to Fri 9 to 5 as does my husband and thought that I was limiting the audience if I did viewings on weekends or evenings only due to the time of year too!

It's a split level house, different layout. Originally purchased for 100k so a big price jump but it has been fully renovated, I went on the advise of the estate agents and the estimates given. It was disgusting when I moved in and needed a LOT of WORK, its been;
- rewired
- new central heating system and boiler
- new gas fire
- replastered and all bedrooms and living room redocorated (entire house redocorated actually)
- new bathroom suite
-new cloakroom toilet and sink
-upgraded some of the plumbing and put stop taps in to turn off water in some places
-new kitchen
- new doors internal and external
- new windows
- new fences in front / back garden

It's a 3 bedroom terraced house in a desirable location, the postcode for where I live puts house prices up for the location in comparison to similar houses with a different postcode. It's a 5 minute walk to the beach.there are two houses up for sale, 1 in my street for 160k which needs work and another for 150k which also looks like it needs some work...

Can I have people's thoughts please, 😊

I am looking to move literally up the road as I would like a bigger garden, the house I am looking at is just over 200k 3 bedrooms not any bigger than mine but just has a bigger garden. I want to grow some veggies!
