Apparently homes similar to mine in this area don't come up for sale that often, people tend to stay in the area or just move but stay in the same area (like I am doing).
It's an ex local authority house, which has cavity walls that haven't been insulated. It's construction is normal... Not sure how you word it! There are a lot of houses up the road which are of non standard construction though and they are up for 180k ( bit bigger garden than mine though).
Parking is fine, I usually park outside my house and me and my husband have a car each, never been an issue, there are also some bays opposite the house which tend to be empty too!
Comparing the homes with other areas, I would compare it with a postcode of SA3 only as the SA3 postcode adds value to a home because people who choose to live here want to be as close to the mumbles or gower as possible or in it if they can afford that. Where I live is the lower end of prices, then the prices get higher the closer to the gower (up the hill) or the closer to the mumbles (to the left) you are.
Homes in the brynmill / uplands area are lovely and bigger than mine, also cheaper for a 3 bed home but it's where all the students live, there are 2 universities in Swansea. I would avoid unless you want to go to bed at 3am every morning due to the house parties! But only people who live in Swansea would know that i suppose. And parking is a nightmare by there.
Thinking about it though I do feel my home is overpriced, I think ill see how the next few days go and if nothing remove offers over, then if nothing in the next few weeks lower price... I would accept lower anyway but I suppose people don't know that...0 -
I think you must be looking at the wrong property (or extrapolating from the terrible photos). This is the floorplan from the OP's listing:

Three definite bedrooms, albeit the third is none too spacious.
That makes anyone's house with a dining room an extra bedroom then?
I disagree and in practice I think most people would call that a 2 bed. Anyway I certainly would and would compare it to 2 beds0 -

The argument as to whether it's a two or three bed is a bit of a red herring IMO. While it's not the size of three bedroom home many would choose, some people would buy this if it's the only property they could afford. For example, a family with a son and a daughter requiring three bedrooms.
So marketing it as a three is fine, provided it's a sensible price for your target market. If they can find something larger for the same price within a few miles, then probably not.
Agree with the photos being awful, but you've not long had it on the market. See where you are in a few weeks.
But such a family would also be looking at 2 beds with 2 rooms downstairs and comparing it price-wise with those. Whereas this isa 3 bed price.0 -

The problem is what it's being compared with, 3bed houses with 3 beds upstairs and two rooms plus kitchen down. At much more money. Even if you regard it as "really" 3 beds, you'd be cognisant when buying that many would be like me, and judge its price accordingly (closer to a 2 bed) since otherwise you'd take a bath on resale,0 -
I suppose you have to pay Purple Bricks whether you continue with them or not
If you reduce the price slightly their listing would return to the top of Right Move's searches sorted by "newest listed".
Then I'd consider using a 2nd agent if you still don't have viewing interest through PB. The second agent's listing would then feature as a new listing whereas the PB listing would drop lower down the search results. The High Street agent's contract would have to be on a "winner takes all" basis so in the event PB find you a buyer you won't also face paying commission to the other agent.
We did this and sold very quickly, but we live in an area where a good proportion of listings use more than one agent, mainly to maximize exposure on Right Move, On The Market and Zoopla.
Finally, go around your home and snap a couple of views just on your phone, it really helps to see how different views would look for re-done pictures. Doing this helps to see aspects that look better than others; while you see that same things everyday it's difficult to see how they'd look to potential viewers. You could move furniture around; even just moving a coffee table can change the space for example.

I have a room that I use as a workshop/studio, previous owners used it as a dining room. I also have a living room that doesn't really get used as we sit in the kitchen and have TV etc in there. I have three bedrooms upstairs too but I would never say I have a 5 bedroom house!
However, I have seen plenty of 2 bedroom houses being advertised as 3 beds with one of the rooms downstairs marked as the 3rd bedroom. It doesn't work for me at all but I think it is becoming more common. I would see the OPs house as a 2 bedroom house though and would price in my head accordingly.0 -
Perhaps if the UK stopped being so damn hung up on something as utterly nebulous as "number of bedrooms"...?
Just count the rooms (exc kitchen/bathrooms) and look at their sizes and the total floor area. Use each individual room for whatever you want to use them for. That's a 4 room, 85m2 house.0 -
It looks nice...but perhaps rent a very cheap storage unit and put some bigger items in there for now? Love the seaside theme!
You MAY have had interest but PB aren't great at arranging viewings..so you wouldn't necessarily know. As others have suggested...perhaps try a local agent that will keep you informed at each step?
The market is very quiet but I'm sure it'll pick up for you, its a lovely home and so near to the coast0
