You can make better use of your existing garden to grow veg. The front garden (I think it is the front - the one with the blue fence) remove the plants that are there. Instead of having the gravel around a small, central planting area create a gravel cross with four planting areas in each corner of the plot.
Add a central obelisk plant support in each plot to grow beans, peas up etc. Add in a couple of arches between the plots (ie over the gravel paths) and grow small fruit bushes / trees up over the arches (such as apples and pears).
If you keep it looking 'smart' then it will look like a pretty front garden, rather than a muddy veg patch.
In the paved back area create some raised beds (you can get a triangle one to the left of the back gate. Grow things up the side of the shed and grow herbs in the house.
Do an internet search for 'growing veg in a small space' for more ideas.
Would be much easier and cheaper than moving house.0 -
I don't think the "2nd bedroom" would have been very practical as a dining room anyway. They are usually adjacent to the kitchen, connected via either a doorway or a hatch, while this one is the other side of the house. Seems a strange layout whatever you do with it.

It doesn't matter what you think that room is that is called a bedroom what matters is what your buyers think it is. If your buyers think that you are trying to sell a 2 bed house as a 3 bed they will be suspicious that you are trying to sell it for more than it is worth as a 2 bed and that will put people off. They will view it on the internet because it says that it is a 3 bed and then immediately cross it off their list because I suspect most of them will think that it is a 2 bed and that you are asking too much for a 2 bed.
You are going to have to price it as a 2 bed rather than a 3 bed if you want to sell it. Even the people who buy it as a 3 bed will only buy it as a 3 bed if they can't afford a "real" 3 bed so you are not going to get a 3 bed price for it.
Have a look at the 2 bed prices in your area and the price it in line with those.0 -
Previous 2 bed sold houses of a traditional construction range from 135k to 168k from looking at the pictures and floor plans of what's available these homes did not have an 'extra room' or cloakroom toilet, the dining room was either shared with the lounge or kitchen. Hower the garden was bigger than mine. The 168k one had a garage.
Current for sale 2 bed properties in my area are priced at 179k, 189k and 200k again shred living room / dining room and no cloakroom toilet.0 -
I would sell the beach side lifestyle. Re take the pictures and add a sunset picture, a picture of the beach. Do a cute beach cottage garden in front and take a picture of that. It would be perfect with the blue picket fence.
I would also go down to the allotment and talk to people there. Make yourself known and see if you can get bumped up the list.0 -
Purple Bricks valued ours for 270, 'maybe 280'. I put it on for 280 to allow for haggling and took an offer of 275 in the first week. I think it's just as important not to under sell. Whether people are buying a house or a bucket, they have a price/budget in mind. They also tend to punch a little bit above their budget, not below. Play the game and advertise at the higher price to make sure you attract people that can afford it, they just don't want to pay for it 😁 £5K discount, thanks very much 😁If I ruled the world.......0

I would sell the beach side lifestyle. Re take the pictures and add a sunset picture, a picture of the beach. Do a cute beach cottage garden in front and take a picture of that. It would be perfect with the blue picket fence.

This is why you have not had any viewings. Buyers perceive your 2 bed ex council house as being £20k overpriced. It isn't what you think your house is worth that is important it is what someone will pay you for it and at the moment it is so overpriced that people aren't even bothering to view it.0
