Thanks Harz
I have just downloaded documents , but will start now with an email .2 -
I've sent email . I have printed that out and will post tomorrow .The landladies and landlord don't live that far away either. I'll check that address and see if it's residential or not .Welcome back from delurking btw harz 😼
Amazing really . The one day you post for ages, the site has problems 😸3 -
Sorry to hear you are still having problems with the parties. To be honest I think I would be calling the police by now, especially as you suspect drugs are being used. The environmental health people are likely to tell you to record the disturbances but don't usually do a great deal unless it is "excessive" over some months. The trouble is of course is that what is excessive to one person may not be to another. I have a feeling that the landlords won't be that bothered either as long as their rent is still being paid. I hope it's quiet for this weekend.3

Thanks dreaming .It's been a long day ..
Basically, if I want to legally complain about the scum landlord I was told would cost me a lot .I now have the address , which unfortunately looks like a company . The managing agents will make another complaint today . It seems that the Lettings agent chooses the tenants so the landlord doesn't get involved .I will constantly badger them and possibly visit the address given and see what gives .Probably my best course of action is to approach whoever I see visiting the property once these druggies have gone and be on their case as soon as I see them . Then increase pressure ..
I've had a good run so this is my first proper stressful situation barring the universal credit shenanigans I'm going through2 -
To put a lid on events for today:
I have just sent another email to the owners of the flat above , quoting the large paragraph which says that there should be no noise between 11pm and 07.30 am .This will be posted tomorrow and I will also post a copy to lettings co if I have the right one
i contacted the Lettings agent responsible and have vented off steam.I'm promised a call back to see if they actually bothered to complain in the first place .They're on a long term contract 😾
still they'll have to go eventually .3 -
Hello AC
i have a feeling that all these problems have grown larger since your brother told you that the seaside is full of druggies.
from what I remember, your proof that the neighbour is a drug dealer is that he goes outside to smoke. If he is a drug dealer you would have Dozens of people comIng to the flats every single day, and I have not heard you mention that.Yes the parties are not good and need stopping. You are going the right way with that in respect of the rules for the block of flats not allowing noise after a certain time and the block management should be able to remind everyone to enforce this.
you also talk about scum landlords. The landlord is an investor who more than likely hands over the management of his/her investment to a lettings agent So I am not sure why you class them as “scum” as they will not have direct dealings with the tenants. The tenants will be on an Assured Shorthold Tenancy which is 6 months but then can go into a rolling tenancy, either way the lettings agent will have to give 2 months notice to evict them and have good reason to do so.
So, I would look to gather proof that there is actual drug dealing going on and at that point you need to inform the police. Then I would pursue the block management company about reminding all the residents that any noise after certain time is not permitted.
Then I am sorry to say but I think you should try and think of something else, as you are really becoming obsessed with this and its spiralling into very strange, almost paranoid behaviour on your part.Take care and hope you get some rest from your worries.9 -
Hello @Debsnewbudget. Thanks for popping by .You are correct.. to a point . I tend not to generalise but go by experience , in terms of what I have stated so far . Yes , my behaviour has changed and made me more anxious as it would anybody . I do feel though , that I should at the very least explain my findings .
My brother does generalise a bit, but he has had same problems . I need to explain further which will take a lot of space here.1) The drugs : when I looked out of my small bedroom window I saw one of the tenants and his 3-4 chums snorting coke and smoking hash . I noticed that when they went back upstairs , they started jumping and stamping on the floor and singing loudly. I'm not stupid
2) just before the first party in March ( excluding Christmas when party went on till 4 am),I saw a Jesus lookalike sitting on the wall outside my living room drinking Stella and smoking. I thought it was possible homeless type. In fact he was waiting for tenant upstairs .
3) That person is the drug dealer , and I saw small packs of hash? Changing hands among the hugs telling each other how much they love each other
4) I have blinds and it's difficult to film them . Combine that with the fear of being caught and it's nigh on impossible to nail them . Plus the repercussions
5) The guy upstairs watches everyone going in and out of our block. The snoop next door told me he doesn't like the look of him
6) my brother has had problems in his share of freehold flat . He just goes up ready to sort them out . They soon get the message
7) scum landlords: my brother has been experiencing them. After politely talking to them and asking for polite tenants , the landlords Chuck in scum and he has had to deal with them
8) my brother has been very supportive and knows all the tricks .so I'm not just babbling off.I do hope that anyone seeing this can finally understand the situation and not get the wrong impression .It's harder to understand in print
The tenants are on a "long tenancy " .Annoying4 -
It’s difficult to be entirely understood on diaries as it is limited in how much you can explain.
I don’t doubt you have seen drug activity.
It sounds as if you have taken every reasonable step, and if the agreement says no noise after 11 and before 7.30 then that is grounds enough for action to be taken.
I think this lockdown magnifies every negative situation. It does for me anyway. I don’t think I would have managed your neighbour situation in such a clear and organised fashion.
Just remember how well you have done to get to this point.
Have a relaxing evening.
