The things to remember are that you have probably more time to do the necessary dribs and drabs to your home , plus email is probably the way to go with the selling of your house . Things will probably drag on a bit due to the new lockdown , but hang in there .

@another_casualty You are right I now have the necessary time to get more done. I wouldn't have chosen it but taking my foot off the gas for a few weeks has been beneficial. The communication with the EA is a combination of email and phone. I tried the laidback approach but it failed me, so now I will be, to quote @Sunshine_girl2 'badgering' them. I will be paying them several thousands of pounds so hopefully they won't mind too much.
Good news is the EA called this morning and the buyer was 'over the moon' to have his offer accepted. He was asked to provide more documents and did so by the end of the day. The EA said everything is 'double thumbs up' right nowIf you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them

Brilliant news DIA .It seems your approach is working . I remember when I was selling my flat, that I had lots of viewings from different agents in the office . Of course my problem was the estate agent was too bullish and overpriced it somewhat as you know . I knew at the time tbh but was blindsided due to the amount of viewings I had .Hopefully your first time buyer is as easy going as mine were . Sounds really good 🤙🤙5

I've been away for a few days on caring duties. It was good and my relative is improving a little but it is always quite tiring. I immediately had to get the house ready for a second visit from the potential buyer's spouse. All went well.
I was offered a higher price for the house (additional £5k) but I am sticking with the existing buyer as I feel they are more likely to complete. When they came again today I pointed out I had been offered more but I was happy to stay with them as long as they act promptly and we can conclude speedily. I pointed out the work that needed doing and said they had work to do but they said they preferred it that way. I'm hoping my openness about necessary work and letting them know I could get more will prevent them from trying to renegotiate price after the survey.
I haven't found a property in the new area yet...
I am continuing the decluttering but stopped last week to go away but I will be able to do more tomorrow.

Good news about your relative DIA .It still sounds good regarding your potential buyers . Just remember to step back sometimes when decluttering , as you are still doing a lot .You'll find the right place in the end .6
