    I have lived in a private rental property with a LL who wouldn't do repairs. Inncluding a leak, he moved a few tiles around the first time I reported it, told me it was a lifestyle issue when I pointed out rectangular shaped mould on the ceiling. I gave up. Then the roof fell in in a rainstorm. LL tried to blame it on me,. Turned out there was 20 year old damp roofing under another layer of damp roofing. Bad attempts at repair previously. Proper repair finally, mould disappeared. True story. Environmental Health weren't interested.

    Getting repairs done at this property caused a lot of stress. It was cold and horrible to live in. First winter the kids couldn't sleep in bedrooms, no insulation, too cold. Within a month of a heart attack I was in the attic removing chimney breast rubble and laying insulation I purchased. Will never forget that. Scared to death I'd have another heart attack as it was quite heavy work (and I have asthma) but LL refused to do anything, kids couldn't sleep, there was only me. I hope to god I never have to live in a private rental again. LL's like that cause unbelievable stress. But the OP doesn't care. This of course, is just two of the repair needs in a long list.

    But while the OP's repair may have been done properly, the reason people are reacting is he doesn't actually care. He has a very low cap on repair costs so tenant is left putting up with the result. OP doesn't care. He needs to make a profit.

    Having lived with a bad attitude on a LL's part to repairs, I know how that felt. I will never forget. But the OP doesn't care. He's running a business.

    That's an unfair criticism; I'd be lucky to get a roofer around here within three months let alone three weeks, particularly with the poor weather we've had recently.

    I've also had countless builders (friends, acquaintances and strangers) tell me I need a completely new roof while an actual roofer has inspected it professionally and advised I just needed to replace a few slates so I do know where the OP is coming from. However, as others have said, all that really matters is what the Council report says.

    I booked one in November for my house, and he said that he'll come in the new year.

    And I'm getting him to repair the valleys, which is not ideal, but it's a fifth of the price of stripping them out and replacing them.
