    The initial roof complaint was three weeks ago. I had it fixed a few days ago. The landlords father is builder and gave me his two cents worth on how it should be fixed. I.e. big job, big spend. My roofer said his solution was bs, and needed far less work. So that’s what he did. So, tenant’s father unhappy he was ignored, as he was wrong.

    I won’t be re roofing or re flooring as this 1000s. Property is worth 55k, rent is 410 pcm.

    I see my options as;

    1. Do nothing.
    2. If council tell me to fix it:
    2.a. Section 21
    2.b sell it and move on

    Reasonable/ possible

    I was abroad, council visit went ahead without me

    Were you also away for the 3 weeks it took to get the issue "fixed"

    Have you also fixed the damage caused by the roof problems for those 3 weeks?

    How long have the tenants been there?

    The bottom line is the council are only interested in the house being habitable.

    Wind and watertight with heating and hot water for bathing. Mould and damp conditions would need rectified but cosmetics mean nothing to them.

    I'll ask.

    I would offer myself, but I'm not very good at shortcrust pastry (it always turns into crumble), and the only mincemeat I have to hand was a mistakenly-bought jar of vegan from a local food fair <cough> some years ago. It's probably evolved by now, I haven't dared ask it.

    I think they prefer floors that people aren't likely to go through, too.

    You have reminded me of OH's only attempt at crumble, AdrianC; he made the largest shortbread biscuit I have ever seen and put it on top of a dish of rhubarb! :rotfl: Fortunately, he is not allowed that any more.

    You mean he made a rhubarb tart? It's all about marketing...

    Let's face it, the difference between shortbread, pastry and crumble is just thickness and consistency. The basic recipe's the same - half fat to flour, plus sugar unless savoury.

    <shuffles feet>
    Or is this where I'm going wrong? I think I'm simply failing to allow the gluten to properly develop, tbh, and then trying to roll to thin because I've underestimated the quantities - which is rarely the problem.

    The point is, he didn't mean to... :rotfl: I got sick of making him rhubarb crumble when I am not even keen on it so spat the dummy and told him to make it himself (years ago) He can no longer have rhubarb so it is all moot.

    Mulled wine? It would be rude not to.
    All shall be well, and all shall be well, and all manner of things shall be well.

    Pedant alert - it's could have, not could of.
