Tenant raised issues with property

The work was done on Wednesday. I spoke to the tenant same day.
Thursday, I get an email from the tenant’s mother telling me they have gone to the council as they are not happy with the work done.
Same day, Thursday, another email, this time from the council, telling me they will do an inspection on Friday - yesterday.
I will hear on Monday what the result is. If an IN is not issued, can I then issue S21 and expect to get it through?
When is S21 abolished?

lets see 410 x12/ 55000 x 100= 8.9% rounded up to 9% is correct not including overheads of course
What do you get?
Did you work out your overheads for being a LL? repairs, insurance, safety compliance costs?
Did you inspect the work done?

£410 x 12 = £4,920 / £55,000 = 8.95%.
And since I don't think the difference between 8.95% and 9% is really worth arguing about, I'm open to your alternative facts re-definition of raw yield.
