    The issue seems to be you have a tenant that is not happy.

    Your management approach seems to be failing as you are waiting till Monday to see if you have a bigger problem when you could have been on top of it.

    Apologies, I’m owner and landlord, not agent. I hope that info provides sufficient foundation to provide feedback based on your experience. Any advice on my original question would be appreciated. I realise many have very valid views on the ethical/ moral aspect, and so do I but this is my income. I’ll do what I need to do to protect it.

    I don't know the law on this but a council that is on top of complaints and has the resources to act promptly is refreshing.
