G_M, thanks for your knowledgeable input. I appreciate your factual advice and clear guidance as ever, and that of some others who have post.
Many others though, WHAT IS WRONG WITH YOU!!!!! You would choose to NOT cut your losses and move on, but to throw money down the drain. INSANITY.....unless you’re a charity.
I run a business at a profit. When an investments doesn’t work, I cash it in.....don’t you....MADNESS to chuck more and more money at it you’ll never see again.
The issue here is, it isn't just an investment, it is people's lives and your decisions are affecting their day to day living.
You chose to use a dodgey contractor, before you say you watched them fix it, are you trained in fixing roofs, clearly if it was fixed, it wouldn't be a problem would it?
The council have quite rightly come in to make sure you satisfy their minimum requirements.
By all means evict them, but the common denominator is you and the poor quality of properties you choose to let out"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

If your business is only viable by treating your customers like dirt, then it's precisely because of businesses like yours that increasing regulation is required.0 -

Rather that my portfolio is well established, in good condition, well maintained, with good tenants, and profitable. This is my first experience of an issue like this.

Oh dear sorry I think I meant £410 pcm not £410k oops:rotfl:
We do have one that is a bit less than £410pcm but that is because the tenant has been living there a long time and you get a discount for quantity in rentals just as in anything else.
By long time I think it is around 15 years now. 0 -
The work was done on Wednesday. I spoke to the tenant same day.
Thursday, I get an email from the tenant’s mother telling me they have gone to the council as they are not happy with the work done.
Same day, Thursday, another email, this time from the council, telling me they will do an inspection on Friday - yesterday.
I will hear on Monday what the result is. If an IN is not issued, can I then issue S21 and expect to get it through?
When is S21 abolished?
And if I’m forced to get the work done, can I issue a S21 after, before the next repair request comes in?
Why were you not at the property Friday to know what the inspector has decided about your repairs?0 -
Then there's absolutely no reason to worry about whether the council will think the last-minute one-day, post-official-complaint repairs to a leaking roof and damp, mouldy, rotting floor are sub-standard, is there?Rather that my portfolio is well established, in good condition, well maintained
