    Thanks LW2G and SW, it's an ongoing saga and they'll never learn. Not sure how they think they'll get enough to release their ideas, with a mortgage and next to no savings and being in debt; at least they've come down a bit from £750k 🤨 it's frustrating as mom wasn't getting any younger and this situation was going to happen at some point, either how it did or her going into a home. But, sibling lives in the 'now' and not the 'what if'.

    We'd all love the dream property, but reality doesn't always fit.

    I doubt I could honestly manage a huge garden. Possibly 3x what I have now which would be about 70ft long as the maximum. 10ft patio area, with herbs growing round it, leading into a 40ft veg area, with 20ft area of dwarf fruit trees for an orchard and the chickens could have their home and walk about in it.

    I would be able to get a normal mortgage.
    - Buying at £125k, would see repayment being £60 - £80pm more than my current contractual payment, depending on whether I fixed for 5 or 10 years, with a £30k deposit.
    - Buying at £80k would see it being £120 - £150pm less than I'm paying, for the same terms but with a £20k deposit.

    I've been saving for various things, but also knew I could pool the money and use it as a deposit to move up the ladder. 

    The money from the flat could pay off some of the new mortgage, go into savings and pension. I'd sell it after buying the new place as there's no chains up here, unlike England.

    It seems like a no brainer as either way I'd work out a new 10 year plan, overpay and have it cleared while in my 50's, while saving for the future.

    It's hard as I really like my flat and views 🙈 but I will be in a once of a lifetime position, to set us up for the rest of ours in the right home.

    It makes financial sense to move in a year or so as I'd still have a decent mortgage term, I'll also be well settled into my role, have even more distance from the remaining blip on my credit report and have even more money saved.

    There have been a few cracking properties, a couple were at my absolute top budget, but they had the things I would do. The best way of describing them would be gr-nd d3s1gns or S-rah B33ny but on a smaller property, allowing a clear almost uninterrupted view of the outside enclosed garden, very nicely done kitchen and shower room. 

    Ones at my normal top budget had the potential to be done like above, using the leftover inheritance and saving for a few years.

    The lower budget properties had the potential of being partly done eg the lounge spans the length of the house so the dining part could have the window and part of the wall taken out to have patio doors fitted, a full kitchen replacement and bathroom refit into a shower room with general painting.

    Whichever one I went for, I'd end up with a dream property. I may get lucky with views, but with the outside / inside look and being able to walk outside in my PJs to have a coffee or pick fruit would more than make up for it. I've mainly picked out costal areas and a few inland villages with rolling hills and fields.

    It will be interesting watching how things turn out 😀

    Your plans are wonderful and cheer me up. I feel we are all in it together. I try to read diaries first thing in morning at weekend and last thing at night in the week if possible to keep me going. It has been a tough few years and things are starting to look good now for us. I hope it continues. Onwards and upwards for us all.

    It feels like my dreams evolve around my changing circumstances. I guess it's all part of working out what I want from life. 

    I've been window shopping again today and found a few sold properties with views, in the area I live, within my budget too.

    I have sold myself the idea of a larger garden, with orchard and chickens; the latter would help maintain the orchard area.

    Since my mom died I've re-evaluated my future and I'm back with the idea of being mortgage free 10 years from when the next one starts and semi-retire shortly after. 

    Last night I managed to get the timer working on my GCH. I'll be having it come on while away, then the flat won't feel cold and empty when we return. I've also set it to come on for 30 minutes each morning.

    TomBo popped to T for veg and is currently batch cooking. I know he's making a big pot of spag bol and a pot of chilli but not got any idea what else at this stage; he's got beef chunks, pork and beef mince, chicken and wild birds.

    I've grabbed herbs and veg from the garden.

    The views sound marvellous. I have a view of my garden which is nice but to have scenic views would be amazing. Well done on getting central heating on. Mine has been on for weeks, bill will be huge but I refuse to freeze in this chill. Well done on Tombo batch cooking. He's a good'un.
