Bad time of year or rubbish photos?

Honestly, the pictures aren't a huge deal. People mostly look at pictures for an idea of the property, sizes, layout etc, so the exact colours don't matter so much as long as it doesn't look to dark. The buyer can repaint a fence, wouldn't affect the price, but you can't easily create more sunlight.
I would
* add floor plan
* add pictures of every room, bathroom etc
* put pictures in a logical order, with a couple of outside spaces, not loads as it gets annoying to scroll back and forth through to get to the internal spaces.
However other than that, its a question of price / current market / people the EA is reaching. The furniture etc is fine, nothing overbearing. You could spend £000s on reshuffling things, buying new furniture, redecorating etc and get nothing on the sale price.0 -
More like this 3m 0-260k
for sale 77/53 SSTC
not a lot of stock for 3mile radius how does that breakdown
price....2b...3bed....4b+
0-200 29/08 03/07 2/0
0-220 36/18 03/10 2/0
0-230 37/18 09/11 2/0
0-240 39/20 15/19 3/0
0-250 42/23 28/23 3/1
0-260 43/25 30/26 4/2
No 4 bed competition the only one for sale is a refurb terrace.
relative stock levels are high but over all not high numbers for a 3mile radius.
The numbers say that the £240k+ is where 3 beds start to stick.
19 SSTC under 240 to compare against and see where you fit, 8 are in your price range.
if we go to map view and look at 3 beds 200-240 12/14 we can see where people are buying if we toggle the SSTC filter.
3 were on the edge of Fremington.
230
the other 2 were terraced at £200k
235 gets a detached
I can't see anything to say you are massively out on pricing, would need a look at the land reg data of what people are really paying.
Watch what te sell through are and especially what goes SSTC like a hawk.
Those are the houses that people went to see and picked while they had a chance of looking at yours.0 -
You really need pictures of all the bedrooms. I am buying at the moment too and the amount of properties I have seen that are in a really bad condition would make me assume that if there’s no picture of something then the seller is trying to hide it!Original mortgage free date: November 2044Current mortgage free date: November 2038Chipping away...0

I'm probably just going to echo what most of the others have said.
The first pic needs to be of the front of the house and a good clear one without the tree obscuring everything...if that means having two front pictures to also show the garage so be it.
Whats picture 10 about?
Normally I say put some pots around a blank garden with flowers in,your garden is nice enough without and I think you just need to ditch pic 10 from the sequence
You definitely need to show all 3 bedrooms, even if one is small and the other has bunks in,people cant make a decision on whether to view a 3 bed house on just the a picture of one bedroom.
Its not badly presented, our tastes don't match but there is nothing in the house that would make it a no no for me to viewin S 38 T 2 F 50

I noticed that too when I went back for a second look at the photos,if I'm being super critical I might re stain the decking and fencing just to freshen it all up...but its not a big issue and its not going to be the deal breaker.
The wooden facias on the garage though might come up on a survey so it might be just as easy to plastic them if the wood has perished a bit.in S 38 T 2 F 50

Bad pictures, but also compounded by being overpriced.
There is a 3 bed detached within half a mile of you that is the same price. https://www.rightmove.co.uk/property-for-sale/property-62395896.html
I think you realistically need to lose at least 10k from your asking price.0 -
Just a thought many people on here will have viewed your property, be prepared for estate agent saying your property is getting plenty of views online.0

It might be a detached house, but even I with my untrained eye can see that the gardens are no match to the OP's house.
If you want a detached then you probably would compromise on the garden and no garage…..
Its like comparing apples with tomatoes, they may be the same price but other than that they each have their good and bad bits.
I'm not unconvinced that the OP has priced it too far off the mark...certainly not £10k difference between the detached and the OP's house!
The common denominator I see is the pet cage....in S 38 T 2 F 50

The estate agent has replied. We've sent over the new floorplan and description that we want on there and also when the sun actually comes out, they'll come over and retake the photos to make them look nicer.
I have seen that detached house, but as Need an answer said, that house may be detached, but my garden is way bigger and the house is the same size as mine plus we have a garage. What's yours is mine and what's mine is mine..0
