Bad time of year or rubbish photos?

Always price, someone will view if you put it at a realistic price, simples
Don't trust EA for pricing, they are out to get your business"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Having had a quick look at what's sold/for sale in the area I'd say it definitely is price, it's not massively overpriced though, I'd say it's worth about £210k.0

I think the pictures are poor, slightly blurry to me. The bathroom one is shocking.
The garden pics, for the most part, are not doing your garden any justice. Especially the back of the garden one, that area looks unfinished.
The animal crates wouldn't put me off though.0 -
Just a quick thing about the description. I'd ask to remove the (capitalised) starter home in the opening line.
If someone's looking for a 3 bed, the chances are they're either moving up from a 2 bed or want a 3 bed to give them a bit of future proofing.
You mentioned some of the rooms not pictured are on the small side, be that as it may...combined with the 'starter home' comment, I'd think that was estate agent talk for 'youll need to move in a couple years' , which wouldn't fit my needs if I was looking for a 3 bed.
Source: am about to put an offer in on a 3 bed and have looked at a -lot- !0 -
So why did you sign off on them?neneromanova wrote: »Because they've put the contrast up in the garden photos, the fences look green. They are actually brown. This is what I mean by the photos being rubbish.0 -
You need better pictures, in a logical order ie
-front of house
-entrance hall
-downstairs rooms
-upstairs rooms (all of them)
-garden
Is it fairly priced if it's really a 2 bed plus boxroom? They are an EYESORES!!!!0 -
I signed off on the pictures as we wanted to sell quickly as we found a house we liked and I just wanted the house up so we could offer on it. Annoyingly the day after we listed ours, the house we loved accepted another offer.
But now We've sat down and looked at it, with no interest at all, it's got to be the pictures as opposed to price. You are even seeing things we hadn't, like the green fence when it's not even green.

https://www.rightmove.co.uk/house-prices/detailMatching.html?prop=61882975&sale=4515709&country=england Has just recently sold to a friend of mine (contracts signed last week) and sold for £270k. Yes it's bigger, but not £60k bigger (if we listed for £210k)
I've sent them an email stating our concerns and saying we want new photos and we'll change the description so we'll see what they say when they reply and if we don't like their reply we'll go with someone else. What's yours is mine and what's mine is mine..0 -
Sorry to say but you need to seriously depersonalise as previous replies say house looks like batchelor/blokey pad both with pictures and colours. Dining room with shelves and table pushed against it makes it look small. Declutter and feminise the space as mostly women looking for family homes.
Ditch EA as you having to come up with all suggestions.0 -
I like the house, but the pictures are pretty poor. With your dining room I'd perhaps replace the large six seater table with a smaller one or at least rotate it round. The pet cages are quite small in the photos so aren't really an issue for me but the back garden 'rockery' is pretty dire, especially when you compare it the last picture where the garden looks open and spacious. Did the estate agent use instagram to take them all?

How long is your contract with the Estate Agent for? Seems to be plenty of property listed with the same EA in the locality in a similar price range. Selling a property often requires patience. Little point on getting over excited after a matter of a few days.0
