I appreciate that most people on this forum are here to advise people who've been wronged by unfair parking penalties, and I really do appreciate the level of help and suggestions made even though I'm from the "parking lot owner" side of the issue, but the one thing that's become clear is that we need a better legal framework for private landowners to deal with people who park on their land without authorisation. The level of bad behaviour by PPCs that enforce questionable contracts or trespass charges, and the lack of any legal alternative with teeth (apart from expensive and annoying physical barriers) shows that the mechanisms available are not fit for purpose.0 -
Aldi have marker paint on offer at the moment.
I think you could go with the double parking a few times to see how many that scares off after a good talking to when they ask to get let out.
Bollards and a chain could be used intermittently when it won't inconvenience you.
As they are your spaces when you know you won't use them all park so no one can get in.0 -

Just walked into town by a different route today past a few busines a church and care home all within walking of the local amenities and near council parking sites.
Plenty of we will clamp or block you in signs no PPC.
What about some cones with alarms in them.

I think the majority of posters on here sympathize with your situation, but the thought of a reasonable, honest businessman getting into bed with known scammers and liars leaves a nasty taste behind.
We live in hope that the new bill passed by parliament will sort out the mess that is now unregulated, but don't hold out much hope at the moment as they messed it up before with the POFA.0 -

As I noted in my earlier response the only easy answer is some form of barrier. Any attempt at frightening off offenders or using the law is less certain to be effective.
Roping off the parking area with metal posts & a chain would be a simple solution. If you really want to use a padlock don't use a key just give members of staff the combination. You probably won't even need to padlock the chain to the posts though as you only need to make enough difficulty to provide deterrence just so the offenders go and park somewhere nearby that is a bit easier.0
