Hi all, sorry only just seen the recent updates.
We applied for our 4th mortgage offer as the previous 3 expired however this time Barclays' surveyor isn't happy that Section 14 MHCLG guidance isn't being met at The Paragon. We aren't getting a mortgage offer because of it. Does anybody know a way around this? I'm sure there isn't but I'm stuck for options. The developer called me today asking me to change lender which is annoying as I said surely all surveyors and subsequent lenders will take the same stance?
Can't believe we might lose this purchase all because of the delays on the project and now this!0 -

Ask the developers for the lenders who have made recent offers (in the last 2 months) on the property. Barclays is out but you may have other options hopefully.
I had this issue with a new build I'm purchasing, however others got mortgage offers from different lenders which the developers informed me about so I could change lender.0 -

Thats so strange as i spoke to naomi last week and she said she wouldn't expect us to change lenders as everyone is in the same position. Who was it that called you? What are you going to do? I thought they were trying to 'work around this problem' and not get us to change lenders.0 -
I was told that noone is now able to get a mortgage and there's around 8-10 people who have been unable to get a mortgage offer. All the people whos mortgage offers expired or new buyers are unable to get a mortgage based on the new advice note that lenders have decided to adopt as part of their criteria within the last couple months0

I do not think that they will be able to meet this guidance and as a result either the lenders, or MHCLG, will surely need to change their stance? This predominantly would affect first time buyers using either the HtB or Shared Ownership schemes, being a new build. We are really stuck and genuinely now believe that we may not get this property we have waited 19 months for.0

Nothing to do with fire safety. There must have been a Fire Risk Assessment done, surely?
It's got lots on smoke, heat detectors, alarms and a sprinkler system. Decent fire doors throughout, although I'm no expert in knowing how good they are.
The cladding doesn't look like plastic or aluminium to me, more of a fibrous material that looks like asbestos (but obviously isn't)
Hi Parking Trouble, Did your son moving into the 360 Barking development. Apologies its my first time using this forum and hope my question gets posted. You said your son successfully moved in. Is this correct as I have been waiting 10 months and have a mortgage offer (Skipton) got the offer in August but have kept getting updates postponing the move in date / completion? If your son was able to move in how was he able to do this please please could you respond with how he got this done I have a pregnant partner and a 6 year old and we are on the verge of homelessness. I wish I had never met or heard of Nu Living or Swan homes they are honestly the worst organisation I have ever dealt with and if my partner miscarries from the stress I will definitely take them to court!0 -
Hi, im sorry to hear about the stress. what is the reason you cant complete? Have you exchanged contracts? As you should be able to complete and move in if you've exchanged contracts. 32 people/families have moved into hale point now. I hope your partner is ok0
