It has the layout with limited measurements in the brochure.
So that's a no to any scaled/dimensioned plans...?

Depends on the definition but I would say no.

  • Hello, I truly sympathise with you all. I too have bought a flat at the Paragon, they told me it would be completed in March and now we are nearly in September and like you have all said, I don't believe what they say anymore. How could they get it so wrong? I wonder how much experience the developer has, are they a reputable company does anyone know? I've tried to do some research but not much comes up. Something feels really underhand about this whole process, it has been an awful experience and the communication has been non existent.

Have the prices really dropped? Is this something we should speak to our mortgage lenders about as this is extremely worrying :(

You can find dimensions on the Redbridge Council website as part of the planning docs. Process has been poor from the start.

I didn't use the recommended solicitors however I did ask for a long stop to be included. I'm in the same boat as buyers who used solicitors from their panel.

I visited the marketing suite after not being able to get through and they threatened to forcibly remove me if I didn't leave voluntarily. Note, no aggression on my end but they wouldn't allow me to wait until they got simple questions answered. Sadly not an isolated incident as everybody I have spoken to has had poor customer service experiences with them.

I certainly sympathise with those that committed to buy a Paragon property, some started more than a year ago.
It has been shambolic and for some it has caused a huge amount of inconvenience, anxiety and cost.

My son has not had the same level of pain but is now extremely disappointed.

Nu Living is the in-house developer for Swan Housing Association who have been around since 1994. I am not sure about their reputation or past track record. I know their Barking development has had delays.

The cladding company went bust and there have been delays getting fire certificate. I don't know why they are so bad but maybe because they build their own they don't have penalties for late delivery. Can't see why they would want to deliberately be slow.

They still advertise the higher prices in the hope they'll pass valuation. If the lender values them under the asking price you try another lender and if they don't agree either then the price comes down. Don't forget the price is higher the higher up the block you are so I don't think the lender cares too much about the value of the view.

Their communication has been awful and they all say it's another depts. problem.

I'll look at the Redbridge planning site - that's a good call although I would expect Nu Living to perhaps provide a copy so that buyers get the accurate information.

The delays are annoying but not as much as the difference in the flat dimensions compared to the show flat which we were assured was an exact replica.

Had an email from the sales team to say it's just the hall that smaller and the other rooms are correct. This is blatantly untrue and they really need to get up off their backsides and actually do their own comparison between an actual flat and the show flat. Otherwise they're going to mislead others.

  • I've spoken to NU Living about the Paragon and they mentioned it is now looking like October is the latest the move in date. Not sure I even trust this to be honest, considering how long they have been all year about these 'dates'.

In a bizarre turn of events, I have been told that I cannot visit the Marketing Suite unless a male member of staff is present as the female staff members felt intimidated by me on one occasion when I had questions they couldn't answer. You cannot make this stuff up!

Hmm... That sounds to me as if the issue was not the questions you were asking, but the manner of their asking, and your reaction at the answers you received...
