    It’s all in the approach, and unfortunately the other buyers understood this.

    It’s basic negotiation.

    Salesman did his job to get top dollar for your house, which may have enabled him to be be more generous with others when negotiating... it may even be that he’s got too dollar for all of the house on the development, and these were the last few that needed flogging to shut down shop and move on.

    Either way, your anger at any anyone other than yourself is somewhat unfounded.

    Sorry op, not being a keyboard warrior (as is a popular expression for those not being sensitive) but I think you need a stern reality check.

    When we looked at the last available plot on a new build site, the sales man was desperate to give it to us at any price basically. We were not interested in the house, he thought we were negotiating with him - but after less than a minute of "negotiating" he had knocked about 20% off the price and asked what else he needed to do to get us to buy it.

    It does depend on the builder. I bought a new build house from a small developer and am very happy with it (did negotiate the price down). Just because you can't stand new builds doesn't mean most people who buy them are gullible.

    the mainstream builders like taylor wimpy, Persimmon are rubbish generally, small, poor quality new builds, ended up buying a George Wimpy house before they merged, bigger and better quality

    Well I wasn't in the meetings in Brussels, so I cant comment. But Brexit was the right decision.

    Cutting loose from a failed currency/political experiment run by un-elected bureaucrats farcical? Sounds pretty smart to me. What is farcical is that a certain group of elites think they can erase the whole thing and we will all just go back as we were. The next elections in Euro-land are going to be interesting.

    It’s quite interesting to read the posts here. The complacency that seems overwhelming that developers do this, swindle! Not only on the price of the house but the sales teams don’t tell you the truth about whether the property is leasehold even if you ask! They don’t tell you that ground rent will rise and maintainance cost will extend to road and services maintainance.all uncapped. They don’t tell you you will lose your home if you don’t pay up for shoddy or non existent maintanance, and these newish builds sure need the maintanance/ rebuilding in some cases. Just take a look at this link and see what you can do about all these problems.     But isn't that what you have a solicitor for? Check things like whether the house you are buying is leasehold etc?
