    A person(s) that walk in to a showroom to enquire about a house vs a person that walks in gushing and/or in a desperate need to move will get different deals.

    It’s all in the approach, and unfortunately the other buyers understood this.

    It’s basic negotiation.

    Salesman did his job to get top dollar for your house, which may have enabled him to be be more generous with others when negotiating... it may even be that he’s got too dollar for all of the house on the development, and these were the last few that needed flogging to shut down shop and move on.

    Either way, your anger at any anyone other than yourself is somewhat unfounded.

    Sorry op, not being a keyboard warrior (as is a popular expression for those not being sensitive) but I think you need a stern reality check.

    I've bought two new builds and have been very happy with both. Over the years I have spoken to various residents (been a director of the developments) and there were few, if any, complaints. Certainly, none of them could be described as gullible.

    Both developments were constructed by small, local builders.

    Of course we have our own experiences and others will have different opinions. But, I find it is usually best to speak from those experiences rather than making generalisations about people we don't know.

    Makes a big difference at the peak of the bubble (now) compared to the start of the bubble (then) The OP is probably massively over-paying for a basic shelter anyway, the neighbours getting 30k off just adds insult to injury. How much did you pay for your house?

    You'd be great in a casino, 'next go will be red', no I meant the next go. No I didn't mean this one, I meant red from now on. Definitely red. Black? Well, that is just setting up the next red, which will happen now for sure.

    Maybe you are right, let's face it the more years that go by you have more chances to be right!

    At least you accept that it is unsustainable over the long term. When do you think the peak of the bubble was reached?

    I’m fortunate to have more than one family home at the moment, and both are Georgian style. One is original, built by a famous architect, the other is a few years old, and both are built in the same way, with the same techniques, the same brickwork, carpentry, plasterwork and so on.

    There are good and bad houses being built now, and there were good and bad houses built in the past.

    Oh, and by the way, the word “gullable” has been taken out of the dictionary, have a look, it should not be used any more.

    Every house was at one time a new build, so yours is a really weird position to take.

    I’m fortunate to have more than one family home at the moment, and both are Georgian style. One is original, built by a famous architect, the other is a few years old, and both are built in the same way, with the same techniques, the same brickwork, carpentry, plasterwork and so on.

    There are good and bad houses being built now, and there were good and bad houses built in the past.

    Oh, and by the way, the word “gullable” has been taken out of the dictionary, have a look, it should not be used any more.

    Haha, in ur face cos I just checked the 2019 version and it’s still there...so In ur face!!! Haha

    The property/mortgage "industry" has relied on people being easily conned for years.

    Do you really think all the houses are perfect. They all have design flaws, you just fix them as it affects you.

    My current one a chalet style house (featured in a lot of adverts ) looks good but has a lot of flaws. Built in the 60s mind. First owner was happy with it but 50years later I sorted them. Air blasting under the first floor joists due to a massive design fault, massive design faults in the warm air heating system etc:rotfl:

    You just learnt an important lesson in life, a house is only worth what it’s new owner wants to pay.

    However don’t worry, someone else like you exists in this world and will pay more for your house as it was more expensive so must be special
