Ignore Rightmove. Lots of people look for fun. We have a road near us which we call "Millionaires Row". Occasionally property comes up for sale and we like to see how the other half live0 -

Yes, but property trades on a market, not a guaranteed return scheme, it can drop in price regardless of historical prices.0 -

I see the asking price is now at £100k - I don't think that's asking too much for it, no idea what the activity is like in your area though. Good luck.
Only thing I'd bother with doing photo wise is remove those boards from your garden - even put them behind the shed - unless they're hiding a big hole (if they are I'd fix the hole).0 -
Yeah, had one LL viewing after the price was dropped, but the tenant he has in mind has mobility issues ( the prospective tenant came to look around and would have needed additional bannisters and more)
So, because he seemed to be buying for that tenant- he’s not wanting to make an offer.
My partner and I have seen some properties (viewed ones too) which have come back onto the market and are ideal.
Do I contact the LL and say that I’m willing to be flexible, make an offer and we’ll see what’s what.
Considering a drop to 96K listed to sell in the region of 90K?

Can't tell you what to do - only you know your circumstances and what you can afford to do... You could research the costs of getting the required work done to make the property suitable for the LL to get and idea what a reasonable selling price may be. I certainly wouldn't get the work done in the hope that he'd then buy - You could pass him the quotes and sell for approx 100k minus cost of work - if that's an acceptable figure for both parties.
Or just use the numbers and see what he's willing to offer... bearing in mind if you come across as anxious/desperate they could be the type to try and take advantage. I suppose this is why they say it's a buyers market0 -
Just found out a previous property that my partner and I have already viewed has no onward chain.
I’ve been in touch with the LL and basically said make me an offer
I’ll also be in touch with the EA this morning and reduce it to 95K- to accept 90k In reality. It will generate a lot of interest at this price and fingers crossed once an offer comes in then we can offer on the one we really want to.

As you are keen to move on with your life and this property has done its job housing you for 9 years the key is the cost to change.
Once you have sight of a sale you can focus on the other side of the transaction your next place, there may be room to squeeze the gap a bit on that side.
If the stuff you are looking at are slow selling/reappearing that does give some room to find a keen to move on seller that may compromise a bit.0 -
I would recommend that you make some changes in terms of decluttering etc and get the photos redone, particularly as you mentioned you are not getting viewings.
Even if this means that you end up putting lots of stuff into your car or otherwise hiding it away, for the photos and any viewings.
relatively small things can make a big difference.
I'd suggest:
Remove everything which is currently on top of a cupboard or wardrobe, in the fire place, under a bed (unless in purpose made drawers) or draped over a radiator or under the stairs. (this is the stuff you put in the loft or in your car during viewings)
De-clutter your surfaces - reduce the amount of things on your mantlepiece and bedside table
Reduce the amount of stuff in the bathroom. No more than 1 set of (matching) towels, 1 or 2 bottles etc. Have to top of the WC clear (except for a decorative air freshener if you want) . Move the loo brush to the other side of the loo so it isn't visible and remove the small mirror.
Consider putting a large mirror up above the sink.
Take down the calendars / posters in the kitchen and either take down the drawings etc in the child's bedroom, or get a cork board and put them on that, and hand the cork board on the wall.
remove and hide the extra heaters. I know you have explainedwhy you have them, but seeing them in the pictures people will assume that the house is cold.
Weedc the gravel in the back garden, move the planks so they are stacked out of sight or inside the shed. Consider getting some bedding plants and putting theto the pots to provide a bit of colour, and cosndier whether it would be better to take the photo from somewhere else - e.g. looking down from a bedroom window, or looking from/over the fence towards the house.
Get the picture of the front of the house retaken so your house in centred and it is obvious which is yours, and move the bins out of shot for the picture. Open the blinds for the picture, and consider having something such as a bunch of flowers on the window sill for the photos.
Take every thing off your table in the dining area except a bunch of flowers or a bowl of fresh fruit.(or alternatively, set it as for a meal, with clean, polished galssware, a table cloth etc)
Tidy up the desk / work area. Can you put the paperwork into box files or a plain coloured box, rather than loose, in the cubby under the desk?
Remove the door may by the back door.
Experiment with removing the rugs in the living room. It may look much bigger without them.
I sold my 2 bed terrace a few years back, It was a little larger than yours but not by much. It's amazing how much more spacious you can make it look if you put your mind to it, and things like clearing wallspace and floor space make a huge difference to the first impression someone gets, either from a photo or when they walk in.

Lounge is unappealing. sofa shoved against a wall doesn't look like you can do anything with furniture. Fireplace looks odd with this set up0
