Currently selling a property, 2 bed Mid-Terrace in a desirable village.
It’s been on the market for 2 weeks with 874 views on Rightmove but no viewings as of yet.
The EA suggested 115K and said for the area that was a competitive price.
Due to certain life events this year, my partner and I want to get the sale wrapped up by around mid-year at the latest.
Can any of you experts offer an opinion, potentially drop to 110K in 2 weeks?
I think it should have gone on at 110K personally.... the EA is a no sale no fee practice with a fixed fee not comission.

I don't know the area, but the photos don't exactly enthuse - what it says to me is 'dingy'. Some specifics:
- The white balance seems odd - all the photos look like they've been taken with a 40 watt lightbulb. That can be corrected so white looks white, alternatively if it's that dark in real life, try some new bulbs.
- It could just be the light but the paint finish in the kid's bedroom looks damaged? If it is the light, try and take photos in daylight so there isn't a big reflection off the paint.
- Try moving the wheelie bins from out of the front shot. I know next door's will still be there, but it at least makes yours a bit more attractive.
- Tidy up. Remove all the bottles and stuff from the bathroom, any clutter (since it makes it look like you have no storage). Move it just for the photos if you have to.
- Some of the photos are taken rather low - we're about level with the washbasin. Take them from higher up so we don't see so much plumbing, stuff under beds, etc?
- Would it be feasible to move the dryer from the kitchen, even just for the photos? It makes it look very tight.
- Why is 'VIEWING ESSENTIAL SO DON'T DELAY!!!' ? In case there might be people who buy it without viewing it? Or it is saying the agent couldn't be bothered to take much trouble over the advert?
Finally, Rightmove says that 12 Ashlin Court is a 2 bedroom and went for 65K in 2013. Is yours that different that the price would have almost doubled in 5 years?0 -

No 12 was bought by a landlord so expect he offered the absolute minimum price.

Unfortunately your pictures really aren't doing anything positive for your property.
Front of house - pic needs to be taken from an off centre angle to show less of your neighbours and more of your front door and window (if you know what I mean) This will help reduce the impact of seeing all those bins on the very first picture!
As already pointed out the low angle of the pics is revealing all the stuff under the beds which is screaming "no storage".
The extension lead on view in the bedroom makes me instantly question the provision of power points throughout the property?
Vacuum cleaner under the stairs again points to lack of storage
Electric radiator in front of gas(?) fire makes me think the gas fire is probably not working and that the room gets cold so requires an additional heat source (no radiator in that large room probably as all the wall space is used for (doors/windows/stairs/fireplace?)
Saying all that though 2 weeks isn't really that long to be on the market, especially at this time of year and double especially with all the Brexit nonsense slowing the market down.
I'd definitely look at re-doing the pictures though.0 -
without even looking I start with a "more like this" analysis.
A standard more like this has only your property so will do a modified one to get a sample.
Had to go out to 3 miles looking at "for sale/SSTC" numbers for just 2 beds and 3b

The sweet spot for the 2 beds is in the 100-120 BUT there is a lot of competition from 3 beds
OK 3 miles brings in potential not so nice areas but if we look on the map we can see where the properties are.
100-120 2b+ 3 miles no shared/retirement
Have a look at the SSTC as that is what people have been viewing and making offers on.
Also keep a close eye on any that go SSTC from now as they are what people preferred over yours.

While doing that looked like some of the low priced stuff was shared and I think I saw some 2 bed new builds at £120k, they can be attractive even if a bit more money.0 -

2,3. Tumble dryer looks out of place, table is tucked into a corner.
If you swap them can you get 3 at the table?
might also free up work surface if the Micro went on top of the tumble in the corner.
4,5, vacuum and ironing board, general clutter looks like there is no where to put stuff, could you find/borrow a TV unit for under the stairs to hide all the bits and bobs. is the tall kitchen unit a larder, might be better as a utility for vacuum and ironing board etc.
Miss matched rugs remove the flowery one.
Also the stairs look like they need a coat of varnish.
upstairs as others say clutter/storage, where do you keep your clothes?
Leading to a easily maintained Rear Garden with Decking
OK it is winter but that does not maintained, broken fence, scrap wood, shed and decking that don't look like they have had a coat of anything for years.
Whats the reputation of the pub?

Picture 1 - remove the bins for the photo and more I look which house is yours?
Picture 2 - remove the tumble dryer (I think it is) in the middle.
Picture 3 - remove things from the radiator, I'm not sure of the dining table as it only seats 2 and makes the kitchen small. People may only have 1 child and need to sit 3 on the table.
Picture 4 - Stairs is the same as mine with the vacuum as no understairs storage (I do the same), that is ok, but remove it and the others for the photo. You can't do anything with it, but the fireplace looks like it's a radiator instead - maybe off putting.
Picture 5 - ok, roughly the same as mine in size (storage is a !!!!!! like mine)
Picture 8 - remove the clutter under the bed and on top of the dresser.

I understand you have no storage but you have to hide that fact when selling. Most people want to come into a house and see a lovely laid out home and fall in love. Seeing stuff everywhere just says there is no storage, don't even bother viewing
So get rid of it all and get new photos. Just do a room at a time, take the photos and then put back only what is really necessary, box the rest up and stick in the attic or shed
Definitely give the deck a good scrub and tidy those fence panels and whilst you are at it, get the moss off the porch, and do the neighbours at the same time. You don't want people to think that the area is full of people with no pride in the appearances of their homes
Our next door neighbour has let the front of her house over grow and look a mess. The neighbours the other side have theirs on the market and they spent the day tidying her garden and drive before photos were done and an viewings got under way0 -
The poor spelling, poor or lack of punctuation and overuse of capital letters puts me against the listing before I got so far as looking at any detail.

Reduce the price, I'd say by much more than 5k. There is a huge disparity between yours and number 12 which went for 65 5 years ago. It was a landlord purchase as you say and looks in much worse condition than yours, but 50k increase sounds outlandish in 5 years.
You will get lots of great advice on here, it's definitely worth tidying up and decluttering etc. but ultimately the only thing that really matters is the price - if it's too high then it will just sit there.
I learned the hard way myself and priced a house at 85k (agents top end valuation); after sitting there for 9 months it eventually went for 70k after multiple reductions, in the meantime I missed out on a lot of good houses I could have bought.
Drop the price and be ruthless about it.

Thanks for all the comments so far. Supposedly ‘professionally produced’ pictures as part of the advert.
Parking wise there’s an allocated piece of land a small distance from the property (the size of a garage)
There is a pub nearby but there’s never no trouble whatsoever, the area is very much sought after.
It seems the price is too high so that will be addressed.
