I would remove stuff from under the stairs and under the beds.
Seeing additional space heaters might be off putting, will people wonder, as I did, if the heating system is adequate? I'd certainly remove the oil filled rsdiator in the sitting room, it looks a bit wrong.
Mismatched rugs aren't really helping, the room would look more unified with just one or even none.
None of these things woukd have a cost and they woukd be easy to do other than finding space for stuff.I was jumping to conclusions and one of them jumped back0 -
It's definitely overpriced for what it is and where it is, it has little to offer so your best bet might just be pricing it low enough and hoping a landlord buys it. It is more the type of house someone would rent rather than buying to live in themselves.
Things wrong with it that you can't do anything about or would be too costly but big reasons for it needing the price lowered:
It's just too small. Not enough storage.
No road access that I can see, just a pathway to walk to the house.
Too close to the school, it will be a thoroughfare between the highstreet and the school for anyone walking and the whole area will be gridlocked at drop off and pickup times. How far from the house is your designated parking space? Does it get used by others particularly at school drop off and pickup.
Textured ceilings
No window in bathroom.
Neighbours not maintaining their porch roof, all that moss is spreading to your side and with a shared gutter it could easily block.
One of your front windows is wrong, not really a problem but just looks odd.
Things that you can do to imprive it and increase the chances of a sale:
Change agents to one who can take better photos and write a better description, the advert they've produced for you is sloppy and amateurish at best.
Give the paving slabs at the front a wash to get rid of the buildup.
Move the bins and have a photo taken from a better angle (as already mentioned) not much you can do about the state of the grass at this time of year.
Either swap the tumble dryer and table or put the table in the living room at the patio door end and put the tumble in the corner (and put the microwave on the dryer as suggested).
Get rid of all the clutter in the kitchen, you have lots of cupboard space but still have the worktops, tops of cupboards, table top, and under the table cluttered with stuff. Also move the gloves and towel off the radiator.
Get rid of the brown rug in the living room, again you have stuff and clutter not just on every surface but also in little piles around the place and in front of other storage. Move the ironing board to under the stairs.
Is that a big hole in the ceiling in the corner above the sofa? The picture is so blurry it's hard to tell.
Why do you need a wall mounted radiatior, fan heater, and oil filled radiator in the living room? Does it get that cold? Why is the fireplace blocked?
Stairs varnish needs some TLC.
Cover or touch up the damaged bits of paint in the child's bedroom.
Your bedroom, again looks like damaged patches of paint on the purple wall. Also the clutter, both under the bed and on bedside table. Do you really need a mug and box of juice on there while photos are taken? And the makeup bag at the side on the floor, surely there's room to put that away somewhere. Underbed storage boxes would look better than just piles of clutter.
Chipped paint again in the bathroom.
Add an under basin storage unit, it won't take up much space and all of the bottles around the bath can be out away. And the mirror that's right next to the loo brush could be put away. Move the loo brush to the other side of the loo and tuck it away in the corner.
Why is there a scrunched up towel behind/under the waste pipe of the toilet? Do you have a leak or does it get bad condensation?
Move the towels off the radiator for photos, or at least all of the mismatched ones and just keep the one blue one folded neatly.
Clean up the back garden, pull up the weeds, get rid of the scrap wood, empty plane pot with a dead plant in it, clean the decking, repaint all of the wood (including the bench).0 -
I agree with all the comments, the photo's are terrible!!
Move the bins, even if they live there all the time move them for photo's. You might like the view or be used to it. Most buyers don't want a home where the front if a raft of refuse containers. (I admit its a pet hate)
The radiator in front of the fire says to me your trying to hide a problem.
The table needs pulling out for the pictures even it it stays against the wall for daily living.
Clear the clutter off the floor in every room, put stuff in the shed on the day the photographer is coming round.
The mismatched rugs jump out to me and believe me I'm no home interior specialist.
The ironing board and the hoover say it all about storage - hide them!!
Why on earth are half the photos taken kneeling down? Is it so you can see under the beds and the pipework in the bathroom?

Rear garden - tell me a good point from your pictures? Sheds are expensive, a tin of timbercare is about £10 and will make it look new. Old broken fence panels, weeds and faded decking are not desirable features.
If you want top money you have to deliver a great finish and get buyers who don't want to do any work. Your after a high selling price for a frankly poor property. Do some work for your money or you won't get it.

Yeah, there is no road access to it, each address of the street has a garage-sized piece of land included in the deeds about 55 metres from the house. People park there or on the high street which is around 35 metres away.
The parking spaces are not used by people picking their kids up, it's too far from the school, they just part down the street leading around it.
Nothing being hidden with the oil-filled rad covering the old fireplace. There is a proper chimney flue and the old electric fire in its place broke- thankfully there's a piece of wood covering the hole so no wind from there.
I agree the house needs a few cosmetic improvements. It has a Worcester Bosch just recently serviced boiler so the heating works very well. I just have heaters for a quick boost in the morning before work as I get headaches if the heating is left on in the night:p
With the 4 houses in the row, they are all rented properties, this was only 2 of them until next door (13) sold in 2013. However, they are all stable long-term rents ( each at least present for 3 years) and I've never had any issues with any of them.
I guess the price is a key issue, secondly, my partner and I are getting married later this way and we want to get moved before so everything is done timely.

I'm afraid the photo of the 'garden' would have been the last straw for me. Inside everything is cluttered and cramped; outside is uncared for.
If you have a new boiler, get that on the listing and ask them to remove all the unnecessary capitalisation and exclamation marks when they tidy up the spelling - it looks as if it has been written by a teenager.It's not difficult!

A crucial additional point you made that I hadn't realised earlier, is that the other houses are all rented. This was also the situation with the house I was selling, mine was the only house on a street of something like 20 houses that was privately owned (I bought it as a repossession).
What I realised after 9 months on the market and no offers was that my target market was first time buyers, when in fact I should have been pricing cheaper and aiming at landlords. I did have a small number of viewings but they were all from people who didn't know the area.
As soon as I priced for the right market, it sold within a week to a landlord.
I think you will find it very difficult to sell to FTBs unless they do not know the area, as in general, most buyers do not want to buy in a street where almost all houses are rentals. At least this is what I found from experience and talking to local agents.
I would tidy the place up as suggested, but I would also drop the price quite a bit as I think your target market is landlords looking for a quick turnover and to get a tenant in quickly. Don't go overboard on spending as you may never get the money back.
If the house is tidied up, get fresh photos, and you reduce the price then I think you might sell to a FTB if you are very lucky. But you will certainly sell to a landlord if the price is right. I'd drop the price by 10k to start and further reduce quickly if still no interest. If the house is still on the market after 6 months then consider removing from market and putting on a fresh listing, as nothing looks worse than a very old listing with multiple reductions.0 -

On google maps there is no space anywhere near the place.
The main road is to the left, pub car park and the coop above a little alleyway cars drive on, below(between houses and his "n" hers)
But where are the spaces for your 2 rows of houses(needs 8 unless the front set are allocted the main road)?

I agree with all of the other comments - particularly the tumble drier, the clutter and the awful garden.
I don't know the area but it looks like your price is way out.
The most recent comparable within 1/4 of a mile I found was 3 Orchard Close - 3 bedrooms, garage, bigger garden (actually, bigger overall), downstairs toilet..... sold in October for £108k.
Personally I think you need to bring your price down below £100k.

@getmore4less- the official parking area is at the end of the Briggate drive road to the east of the address.
The area is sought after, particularly for the school, and that's not me just saying that.
So at 115K, the estate agent may have been smoking something before the valuation!?
Like a poster before said, a 10K drop very shortly, and potentially a sale to a LL of around 95K?
