    I would remove the property from the current agents and do a total de-clutter and really de-clutter..Viewers don't particularly want to see what bathing products you use,

    The wall that is a muddy brown colour needs a few coats of maggy

    Remove all personal wall hangings and stuff under the stairs into the car if need be for pics and viewing , the house screams "no storage "anywhere

    For something quite small every space needs to be free from anything detracting from an open , light space

    I've even shoved things in the dishwasher/ oven/ fridge just to clear the sides on viewing days

    Have some nice smells wafting , I have 6 dogs so whenever selling use a cone essence as they aren't too over powering.

    The decking area needs overhaul and at this time of year it might be difficult to get a coat of something on it so buy some cheap artificial grass to brighten the outside up, decking gets very slippy in winter if it's not maintained
    Some bright coloured planters would make it bright and inviting but repair the fence it shows lack of basic maintenance

    Yeah, there is no road access to it, each address of the street has a garage-sized piece of land included in the deeds about 55 metres from the house. People park there or on the high street which is around 35 metres away.

    The parking spaces are not used by people picking their kids up, it's too far from the school, they just part down the street leading around it.

    Nothing being hidden with the oil-filled rad covering the old fireplace. There is a proper chimney flue and the old electric fire in its place broke- thankfully there's a piece of wood covering the hole so no wind from there.

    I agree the house needs a few cosmetic improvements. It has a Worcester Bosch just recently serviced boiler so the heating works very well. I just have heaters for a quick boost in the morning before work as I get headaches if the heating is left on in the night:p

    With the 4 houses in the row, they are all rented properties, this was only 2 of them until next door (13) sold in 2013. However, they are all stable long-term rents ( each at least present for 3 years) and I've never had any issues with any of them.

    I guess the price is a key issue, secondly, my partner and I are getting married later this way and we want to get moved before so everything is done timely.

  • I also agree with everyone else that you need to tidy up and declutter. The first thing I saw when your bathroom picture came up was the mug of toothbrushes and all the other things left about. Your house is what it is so needs to stand out by being well presented. The garden at the back is very off putting as someone else said.

    Good question. I also think that if the area was truly desirable to landlords (not doubting the achievable rent or numbers wanting to rent) that the OP would have had a least a couple of "lowball" cash offers from landlords? Maybe BTL just isn`t that appealing any more?

    It might be worth taking a weekend off to paint the wood at the back as they really look unloved and move the dryer as it screams no room (person coming in might have a combined so wouldn’t have the problem).

    It’s a slow time for selling at this time of year mind so I wouldn’t worry if it doesn’t sell for a while

    IMHO, there are several unalterable factors which would put me off : footpath only access, parking away from house, bland unattractive appearance, small bedrooms, main entrance into kitchen.

    If these weren't a problem to me, the poor state of the garden doesn't impress.
    Yes but it's s terrace not a 6 bedroomed detached residence.

    It may surprise you, but 2 bed terraces can look attractive, can have road access, car parking within the curtilage, decent size bedrooms, entry into a hall or living room and tidy and well maintained rear gardens. I've seen plenty of them!

    These features aren't exclusive to 6 bedroom detached residences.

  • I will attempt the de-cluttering as well a significant reduction tomorrow- especially if a similar 3 bedroom property sold at the back end of last year. With it being bigger and a garage selling for 108K the 115k valuing by the EA is way off.

    It is a fixed price and not commission based to pay- so why would it be over-valued by him, what benefits does it serve, being on the books for longer so it’s better for the company?

    I wold work more on the presentation and getting some new photos done before making a huge price reduction.

    Sorry but it just looks at bit uncared for. Simple things like removing the oven glove from the front of the oven, the towels on the kitchen radiator, whatever is hanging on the kitchen wall and as others have said the mismatched rugs. I may be wrong but it even looks like there is a mug on the bedside table.

    The layout of the lounge looks wrong as well, I don't think I could get used to my couch being tucked away instead of in front of the fire. Perhaps a nice plant or some flowers in the fireplace would look better than an ugly radiator.


    A bit of re-dressing and some new photos would help.
