What the rental rate for this sort of place?
If you think a LL will buy at £95K then it needs to be over £400(5%) over £500pm(6.3%) would be better0 -
That's one thing, rentals go very quick in this area, in the village as a whole actually.
450-500 for a 2 bed rent PCM in this area.0 -
450 PCM at £95,000 on a BTL calculator gives a:
Gross Yield- 5.68%
Net Yield- 5.58
So does 95K to a LL sound a realistic figure in all honesty?0 -
450 PCM@90K gives the magic 6% yield, so at that price a LL would snap it up,given the high rental demand for the area?

I think a reduction to just below 100k might get some interest. Then you cover both the possibility of FTBs and landlords (who would be looking to still get a discount on that) - although as I said earlier, I think you are looking at a landlord sale here rather than FTB if you realistically want to get rid before summer.
Estate agents sometimes give very high valuations as it tempts the vendor to use them over a rival. The vendor thinks they will make more money from the sale and signs up with the highest valuation. Then comes the lack of interest and the slow downward spiral of lowering the price by 5k every month. Then the estate agent still has your business even though you sold for well under their original valuation...this is a common tactic used by some EAs.0 -
IMHO, there are several unalterable factors which would put me off : footpath only access, parking away from house, bland unattractive appearance, small bedrooms, main entrance into kitchen.
If these weren't a problem to me, the poor state of the garden doesn't impress.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

We had a living room like this before, only thing we got to work under the stairs was the TV or office space.
for a while we had a small dining table in the room near the kitchen door and the TV at the window end with seating across the room but I think that sofa is too big to do that layout.
I think a number of factors make this better suited to a rental.
it is a transition house, you hope you can get something better then the costs of moving won't be recoverable.
The area may be desirable but a number of things are against this as a long term home, parking access being the main one.
great for a young couple looking for a nice village location with no car.
local pub and shop just round the corner and a bus stop on the main road.

Yeah, there’s decent public transport to the main areas of employment.
I think a reduction is on the cards for sale to a LL as there is a high rental demand in the area and I’ll have to swallow the lesser price from the LL so we can get a sale before summer.

Firstly, let me applaud you for being brave and putting the link here. I have just done the same, although luckily the comments have been far more positive.
However, the reason for that to some degree is in the preparation. As others have said there is an inordinate amount of clutter and person effects. Even the bathroom shot has a bath covered in personal care products.
Our EA sent in a professional photographer to do ours, and to be honest, I nearly fell out with him as he was obsessed with minimal. We even had to remove the freshly washed towels from the towel radiators in the bathroom, all personal effects, pictures, toaster, kitchen roll holder, laundry basket etc so they did not show in the shots.
Don’t get me wrong, we don’t live like this. We just had about 6 bin bags of !!!!! stored in the shed while the pics were taken (and the dog in the car).
Likewise, we rush around and put most of it back in the shed when we have a viewing!
My advice to you, if you can spare a few quid and a days labour. I would sort out fence in back garden and paint it and jet wash decking and maybe a coat of decking paint. How about buying a new cheap shed (about £400) and spending £50 on new turf to go down, at least for some decent photos....
You can put all your !!!!! that is under the bed/stairs/bathroom/bedroom into the shed, along with the tumble drier while new pictures are taken, and when viewings take place....
