    It may surprise you, but 2 bed terraces can look attractive, can have road access, car parking within the curtilage, decent size bedrooms, entry into a hall or living room and tidy and well maintained rear gardens. I've seen plenty of them!

    These features aren't exclusive to 6 bedroom detached residences.

    I’ve got a 2 bed end of terrace.
    I’ve got a 5 car drive, a 115 foot rear garden. A large master bedroom 18x12 and the second bedroom is still big enough for a double and furniture (and the washer & dryer & clothes horse I’ve put in their).
    Living room big enough for 2 sofas (neither against a wall - I prefer not to do that) and a dining table that seats 6-8.

    We’ve seen a lovely property with no chain and don’t want to miss out on it.

    Also due to life events, we would like to get it wrapped up by spring/summer.

    I’m thinking a 10K drop to 105K on Monday and then see if any change. All them 800 odd right moves views suggests the price is a big factor (too high) along with the amazing pictures of course.

    As we have got our eyes on one- a drop of 15k to 100k may help a lot.


    Not sure if this is attractive at 100k TBH.

    some points-
    + It looks like all the curtains are closed at the front in the first photo - makes it look unloved
    + plant some winter flowers in pots for the front to make it look brighter - it is soulless
    + remove as many bins from the front as possible and take another photo
    + the tumble dryer in the middle of the kitchen looks horrible. It makes me think "This kitchen is far too small" and walk away
    + the heater in the fireplace makes me think "the heating doesnt heat the house properly" and i will walk away
    + too cluttered - tidy it all away., Ironing board in living room??
    +back fence looks broken. If it's not make it look like its not. If it is- fix it
    + the angle of the bed 2 photo is too low - all i can see is under your bed (which is a bit messy)

    All that will be overlooked at the right price IMO.

    More likely to be needing listed at 98k for a 93K sale?

    Maybe. If there is any glimmer of "good" news regarding Brexit (can`t see where it would come from TBH) that is your window to sell, there might be someone who is more committed to buying or moving than price watching, and you need to hook them and watch the line closer than Quint in Jaws! Regarding the other advice about tidying up etc. it is probably good to do this as long as it doesn`t cost anything IMO.

    Sorry to say the place looks like an unloved rental not helped by the fact the pictures from the last time it was on the market are still there (menu on the right) You really need new photos, spend a day clearing and weeding the garden a cheap tub of fence paint for the fence and shed and fill the pots with some cheap primroses for colour, clear the clutter from the rooms and move the dryer out of shot.
    The current photos show a lack of basic maintenance, its time to show some love to the place.
    I don't mean to sound horrid if I tried to put my own place on the market I currently wouldn't get what I paid for it, as its a work in progress.

    Just try for 80k, it will be a lot less stressful in the long run, let the buyer tidy up for themselves.
  • It was bought for 86K nearly 9 years ago- so I’m sure 90-95K is not exactly me making millions from it.

    Any progress asking the tenants of the rented ones if their landlords may be interested?

    Just had another look at the price history for these 2 beds.

    Dec 97 No.10 £35k
    Oct 02 No.45 £45k
    May 10 No.11 £86k
    Aug 10 No.14 £70k
    Oct 13 No.12 £65k

    Looking at stuff that has sold in the last 2 years and previously sold prices.

    There has been a recovery in the last few years but I think people will think you overpaid back in 2010 looking at what 11 and 12 went for, it does look like there had been some work done (kitchen looks newer) but the premium you paid was too high.

    That that row looks like it has not been maintained as well as it could been.

    Even in a desirable village I think people will want to think they got a deal so they can bring it back upto standard.

    Even if targeting landlords they won't want to be paying out or loosing time fixing up the place I think you need to get the work done to get it into ready to let state.
