Well the offence is potentially either way, so no limitation on time

(summary only offences have 6 months to be brought before a court)

In a perfect world the buyers should be able to sue you for their costs, fraud and deception. Thinking about it, I would also charge for the cost of removing your kitchen. I would then accept losing all that money in return for seeing you do a stretch in prison for what YOU did. This is just my fantasy, but it is as much reality as the original post

The buyers can, where deception is involved, sue.

Karma got you good and proper, you tried to hide a serious issue which would have cost them quite a bit, now it has come back and bit you.

    Reap what you sow.

And shame on you harassing a pregnant lady.

I authorised it under the assurance they would buy the house nor that they would rip it out and do a runner!

And they were buying the house on the basis it was as described.

It was NOT as described as you had covered up a very serious problem that you knew all about.

If you pursue them for the kitchen they will counterclaim for all loses caused by your dishonesty.

Get yourself a free second hand kitchen and install the basics needed for someone to get a mortgage, then sell it in an auction.
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
