    Well since you have admitted on a very public and well supported forum that you gave them permission to enter the property and commence work, I would say a minimum sentence of 6 months should you try taking them to court and committing perjury. You have behaved dishonestly during the transaction and this mess is entirely of your own making. Good Luck.

    Also, how did you 'inform them'? If there are phone records between the two of you direct, how will you explain these? Especially after they've been inside the property? Are you going to say you thought you'd made new friends but had no idea they were going inside your house?


    Were you there with them at any time? Any CCTV in your street or nearby? Any car tracking devices? Anything said to the EA?


    You might want to think about just auctioning this property.

    Someone who tried to hide subsidence and would be willing to lie to the police is going to appeal to someone else's morals? :rotfl::rotfl::rotfl: I really hope this is a wind up thread.

    You were foolish to let anyone carry out work on the property before they were committed to buy the property and it has come back to bite you on the !!!!. Don't bother wasting money installing a new kitchen. Just put the property in an auction because with all those claims for subsidence you're unlikely to find a proceedable buyer who is reliant on a mortgage.

    Unbelievable that someone would hide a major problem like subsidence to deceive someone in order to get a sale then talk about appealing to their morals.
