    Private LLs are on their own; I believe there is such a thing as fair rents in NJ/rest of USA but there ain't no setch animal here. There should be, imho.

    I'm naturalized so not an expert on irony but still hold on to my sarcastic roots. :j
    Back to the OP. He's lucky he's not in NJ because it looks like they doesn't mess around with this kind of nonsense.

    No notice necessary: The landlord is not required to give the tenant notice if evicting the tenant for failure to pay rent, as long as the landlord does not habitually accept late rent from the tenant. If the tenant fails to pay rent when it is due, the landlord can go directly to court and file an eviction lawsuit against the tenant, thus ending the tenancy (see New Jersey Stat. Ann. § 2A:18-61.2).

    How was your solicitor meeting/CAB meeting?

    I assume you now have a court date to appeal. As you have said only 2 posts here were of any help I can only assume you were given alternative advice by your solicitor.

    Well, I moved a week ago. It was all very smooth. I found a place outside of London, as my budget for rent at the moment is £1300. I managed to find an OK house in a small village with good railway links to London. Not quite my flat in Mayfair but I’m sure it will be temporary.

    The legal advice I got was to file an appeal and also to apply for stay of the writ of possession at the High Court. Whilst I filed the appeal I changed my mind and decided to move. All these things could have easily put things on hold for several months (and there was a good chance of a retrial) but I was beginning to feel that the whole thing was time consuming and I wanted to focus on my projects, so even though I could have easily battled it out to protract it a bit longer (although inevitably ultimately there’s only one possible outcome), it takes a certain type of person, and because of my health issues dragging these things does you no good.

    It’s interesting that the other party actually failed to observe some of the protocols and notices required with the writ of possession, so in theory there one is handed the excuse on a platter to fight on in the basis of these technicalities. However I preferred to move on and get on with my projects.

    I sincerely hope the cats and you are settled. Are you working again? I don't think any single person not working could afford such a high rent outside London
