    I thought he was bankrupt?
    Wouldn't bankruptcy cancel the CCJ (and all other debts)?
    The vast majority of this debt has been incurred since the bankruptcy.

    You've used all the options available already. These options are there to help genuine vulnerable people, sadly you'll always have some who will use it to their advantage.

    Thankfully there does reach a point where it comes to an end and yours has come. You're talking of stress, can imagine the stress you've put your LL under. I really fail to understand how anyone could genuinely believe to be a victim behaving like this so this thread can't be genuine and if somehow it is, well watch the cameras coming in with the bailiffs because some production company would love to use your situation to boost their programme.

    For which he won't be paying any rent as he is so entitled, after all.

    Your only option at this stage may be to fill your house with squatters, to deter the HCEOs....!

    Has your landlord failed to protect your deposit? Gas safety certificate? EPC? etc.
    Has he got a mortgage on the property? (Check Land Registry).
    Has he informed his insurance company the house is let?
    Has he declared the rental income to HMRC?

    If you can find something like this he hasn't done, you may be able to cause him some trouble and disruption. But you don't really have much time.

    But whatever you do, don't leave the house until the HCEOs physically escort you out. Otherwise you will definitely be classified as "intentional homeless".


    Op's already done that by not paying the rent legally due.

    Just out of interest, what would happen if the LL issued a second round of bankruptcy proceedings? It would seem quite obvious that OP is in fact unable to repay this debt, but it's not like he accrued it with any intention to pay it back... can you just keep going bankrupt repeatedly like that, or do you reach a point where someone starts looking more closely?

    Rosemary: I will not pay a penny, thats for sure. Before I stopped paying I was a good tenant for years
    and the landlord made hundreds of thousands of pounds from me. I have had endless maintenance problems but he has done nothing. Often I would fix them myself at my own expense.

    I put up with it because the flat is in a great location and Im happy here.

    So, during the claim, I came up with the idea of counterclaiming for maintenance. I filed a counterclaim,
    partly as a delaying tactic, but there is actually a bit of truth to it. The landlord has been in Rome receiving the rent on the dot for years and years and he wouldn't bother to fix the simplest things.

    I claimed a percentage of the rent paid in the past years for the poor service provided. That was the subject of my counterclaim. If it had been granted, then it would have matched my debt to him and the claim would have been dismissed.

    As I did not attend, I think they didn't even consider my part of the claim.

    The judgement is harsh because effectively it only gives me 14 days to leave from the date of the hearing.

    I have mixed feelings regarding the landlord. IN January as the ship hit the rocks and I was unable to pay for the first time in years, he flew from Rome in a fit and was really nasty about it. Never did he take
    such prompt action when I reported the heating didn't work etc. From that moment on he was nasty,
    tried all sort of harassment tactics and he made me physically ill.

    So naturally the sympathy I would have naturally had evaporated and I decided to stay until the bitter end and protract the process for as long as I can.
