No viewings in first 2 weeks, should I be worried?

    Garden size is one of many reasons I dislike new builds; what they call lawns I call verges. Sorry, OP but in this instance I really think it is price. It seems there is too much competition offering rather better value unless your location is greatly sought after in comparison.

    I agree the photos do not flow at all; I want to see all the ones of one room together so I can visualise what the room is like. The ones of the kitchen are dotted about so leave me little the wiser. It could be time to give your EA a kick up the six or perhaps consider using a different one.

    Especially when you bear in mind the house is only 5 years old so was presumably built that way rather than it being a later alteration.

    The first picture of the front of the house is off putting, looks more of a side.

    The dining table looks it will be a tight squeeze.
  • Thanks for all the feedback. I’ve rearranged the photos and changed the first one to the view of the ‘front door’ side of the house. I’ll give it a couple more weeks then get the agent round to review the situation if nothing improves. I can always drop the price if I need to.

    As I have used purple bricks it’s already cost me a fair bit of money so I am reluctant to change agents and throw all that money away.

    Surely if you reduce the price it will be by a far greater amount than the PB fee?

    I disagree thats its a family house, if by that, you mean "with children".

    The garden is very small, so if you have kids, you are likely to rule it out immediately.
    OP needs buyers who are a pre-kids couple who want a house for a few years and dont want the bother of a garden due to their busy lives and so for whom it woudl be a benefit. (or maybe a post-kids couple)

    I think any people with kids are just going to pass on to look at the next house, and OP needs to wait for buyers who fit the right demographic. If i was buying this 30 years ago with small kids then even if the price was lower than others, I'd give it a miss, so i dont think its even a pricing issue. EDIT: Not to say there might not be a pricing issue, on the face of it the other house mentioned at £200k looks a much better bet, are these two in comparable areas?)

    p.s. only a small thing about the pictures but please level up the first picture (unless there is subsidence in the area maybe and its really at a slant? :D ) and switch the lights off in the rooms and retake, having lights on gives the impression its a dark house and needs lights but that doesn't seem to be the case.

    original price - PB fee - price reduction > original price - PB fee - price reduction - new agent fees.

    I also think it's overpriced. A brand new 3 bed detached can be bought for about the same and it's a big estate with lots for sale at a similar price that are either bigger or have better gardens. I also think the kitchen diner looks very narrow, a change of camera angle may help.

    drop the min price to £0 we get 24/8 the 4 new listings are an auction a project at £145k and one with no details yet.

    I could have this for £175k

    Someone went for this at £195k

    and this at £170k

    and this detached at £190k

    There are others

    I suspect there is too much competition in this price range at 3 bed and with 9 4 bed under £200k there is a lot to view.

    within 1 mile The floor for newish 3 beds is around £170k with a ceiling of £215k.

    It still claims to be a semi, though when it is an end terrace; I know few EAs seem able to tell the difference but buyers will. No-one is going to pay the same for a terraced house as they would for a semi, let alone a detached and those are your competition. Sorry, OP, I am not usually one for jumping straight on the "it's overpriced" bandwagon but I really think yours is. Add to that the garden issues and I can see why you have had no viewings.
