No viewings in first 2 weeks, should I be worried?

Hi everyone and thanks for letting me join.

We have recently put our house on the market. Houses near by seemed to be selling fast and a lot of them were advertised with Purple Bricks. I had 3 valuations of £185-195k and decided to list with Purple Bricks at £190k. Since being advertised we have had more than 1100 detail views on Rightmove but no viewings.

I was not happy with the initial photo so it has been taken again and I think it is much better now, but I was changed a week ago and still no interest. I am aware the summer is a slow period but I am worried that no viewings in the first few weeks means there’s something wrong. Broken link below:

    A minor point, but it has a random picture order. I like to see downstairs, then upstairs, then garden.

    Put a single bed in the third bedroom. Look on Freecycle/Facebook for ones going cheap or free. It really does make a difference.

    The garden's a bit disappointing, but other than that the photos seem to accurately portray it for what it is: a small-ish new-build hemmed in by others on a modern estate.

    Obviously it won't appeal to everyone, but you can tell that from the ad, which might account for some of the page view stats. However, for those who are looking for that sort of thing, I can't see any reason not to view, unless of course they feel the price doesn't warrant it - they can tell from the pics it's not worth what you're asking, and see no reason to waste time seeing it in person.

    That said, I wouldn't panic just yet - the last 2 weeks are prime summer holiday time, so things might pick up once the schools go back and people settle back into a more normal routine...

    I wouldn't worry.
    It's a family house and people will be wanting to enjoy the last few days with their family and would probably postpose viewings until the kids are in school.
  • Looks nice. It's the end of the holidays. Two weeks is nothing.

    Very appealing looking house, one where you can just move in & unpack. Possibly it's only the garden putting folk off at the moment, though to me a small garden is far preferable to a large one.

    Once the kids are all back at school & parents over the rushing around getting them kitted out with uniforms etc I would imagine you'd start getting interest.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    It is an end of terrace not a semi detached and about 20k overpriced unless prices in your area have risen more than £30k in the last year.



    It is also a strange looking house with the front door in a gable wall.
  • Thanks for the feedback. I am aware it’s a ‘funny looking’ house but we chose it when we bought it because the door on the side gives you a dining space in the kitchen where the door would normally be.

    The grass was due to get cut but it rained non stop from instructing the agent to them coming to take the photos and I don’t get a chance.

    I had also thought about buying another bed, I’ll do this if we still have no interest.

    I tend to agree with that. If you're not getting viewings it's either overpriced or the listing is wrong. I'm not sure if buyers will be put off by purple bricks as well.

    Personally I would try a different estate agent and a lower price.
