    Thank you all.

We've had 3 viewings. One came back with their dad for a 2nd viewing and have put in an offer. We've rejected their initial offer but estate agent thinks they will increase it. Finger's crossed.

Oh my goodness, today has been a rollercoaster! It's my birthday. We had plans for lunch out and a bit of shopping, but I woke to the sound of DC3 throwing up, so plans were cancelled. He made a miraculous recovery at lunch time so my mum watched him for a few hours while we nipped to the local shops. Treated myself to some smellies, slippers and a new bag. Got home to another offer on the house that we've accepted. Celebratory take away and we're going to take the DCs on the big wheel this evening.

Very happy birthday. Other than DC3 being ill sounds like you had a fab day. Great result on the offer

Fabulous news! When we lost our buyers we remarketed and had a new offer in 48hrs. Pushed like hell to get it all done and dusted in just shy of 11 weeks, including the Xmas holidays. Enquiries were turned around in 10 days! It can be done....

We're pushing for 3 weeks! Issues with our purchase are pretty much sorted. Our buyers are cash buyers. They're looking into buying the existing searches off the previous solicitor to save time and they've decided against having a survey. So fingers crossed it's all coming together now.

Ours couldn't use the same solicitors annoyingly, but mortgage was sorted in two weeks and searches came back within the month, no survey. Then Xmas shut down. It's doable.

Three weeks may be pushing it, but as long as everyone is on it and they are a true cash buyer then there is no point the rest of the chain remarketing.

It's a late start for me but I've finally started a bit of Christmas shopping. DC3 has been telling us for months that he wants Marshall fire truck. There was one left on the shelf in home bargains for £7 (usually around £15) so we snapped that up for him. I've also used £30 Amazon vouchers that I saved from surveys to get him a paw patrol toy, and a dinosaur playset.

We had to get him some shoes today for a wedding we're attending next month. I found some nice boots for £16 that will be smart enough for the wedding but also have a good tread for him to wear through the winter.
