    Thanks for the comments. As I said we were going on the advice of a local estate agent when setting the price, as you trust them as being the experts, but we are realising its over priced. It is a nice house and I dont think the photos do it justice , it has a lot of space and would be great for a large family. Time for a re think I think!!

    The market round here has been so flat in May had mine up since mid April 2 viewings in April nil in May. Was talking to estate agent today and he said it’s been dire this month probably not helped with bank holidays and school hols. It’s not exactly reassuring when you’re waiting and get nothing but hopefully it will pick up soon. I disagree Re decor comments as folk don’t buy a house based on decor and if that is something people use to gauge such a large purchase then they’re not serious. Personally I think it’s overpriced for a 3 bed even with it been detached but I’m not a valuer

    The house, being detached, is unusual in the area, with most houses selling at about 2/3rds of the price because they're not detached.

    Maybe ... for those able to afford a detached and feeling "they've made it in life", the house just isn't giving them that warm glow .... possibly due to your personal style choices which might not be in keeping with the style choices of people willing/wanting to spend £170k on a detached house in that area.

    I think, if I were looking for "detached", I'd be expecting something with "a more exciting photo set" ... half the photos are of nothing worth photographing (outside views) ... and some are repeats (kitchen and bathroom), for no particular benefit or joy.

    Maybe, at £170k and detached, the local clientele want to be "wowed" by the photographic mastery of the agent... which yours has failed spectacularly to do. You don't need flowers/fruit and a vase of twigs... but he has managed to make it appear cold/lifeless and dreary.

    It is photographed as a house, not a home....

    Also - no floorplan .... so nothing to get excited about there - and measurements are only in metric, which a lot of people don't understand (me for one) ... and aren't willing to convert every measurement for "just another house that doesn't grab me".

    Layout and room sizes are very important to most people.... more than a photograph of the road outside.

    Your agent needs to pull their finger out really .... if they think that's an acceptable standard then they might as well shut up the shop and all have a long weekend.... because it falls far short of what "we the buying public" expect these days.

    There is a floor plan on the the actual estate agents website and dimensions in feet and inches that are detailed in the brochure.

    Then get the agent to upload the floorplan detail onto the listing. You have about 10 seconds to grab people's interest on the internet or they click on. So fewer, better pics and a floorplan might helpyou to at least get them interested enough to book a viewing. Best of luck
