House for sale for 3 weeks no viewings

Just after some advice really. We have had our house up for sale for three weeks with no viewings, do you think this is unusual? Just a bit of background, its a detached property, the only one of its kind in the village we live in. We spoke to two estate agents for valuations one priced it at 175k, the other 170k, so we went with the lower valuation as thought this was more realistic. The other houses around us all sell for around 100-120k as they are mainly terraced/considerably smaller. We have been in the property 8 years. Its a large family home, we are looking to downsize as the kids have now gone, it looks out onto fields but has an estate behind us.


Any advice would be appreciated.

    Ask the Estate Agents for feedback - maybe they have very few buyers on their books, bad photos, price too high.

    Usually EA's have lists of people looking buy a certain type of property, so when one comes on the market you normally have quite a few at the start.

    No viewing in 3 weeks seems to indicate something is wrong, either the advert or the price.

    The problem is that as you have had no viewings there will not be any feedback from buyers to the agent.

    Do a search for similar sized detached property within say 3-5 miles and see how you compare price wise.

    did you want to put a link up to the property for some critique?

    I assume that its getting hits online just that's not transferring to actual viewings?

    What sort of feedback are you getting from the agent?

    Hi, link below. To be honest its cheaper than most similar houses around a 5 mile radius, although the other villages around us are probably deemed to be better location wise. The Estate agent just says its early days and quite quiet at the moment! Your opinions would be appreciated.

    Yeah to be honest husband said the same, its a picture of nothing. The view from our upstairs window is much nicer over the fields!!

    Who is your target buyer?
    What are the things that make your house stand out over the competition? Is it the view? The garage/ parking? Space inside? Garden? No of bedrooms? Detached?
    Work out what it is that will attract people who are most likely to buy your house, and then make sure the listing reflects that. I can't see anything in there that would make this house "stand out" . I think your agent could do a far better job in "selling the dream" of what this house offers.
    From the pictures, it looks like a tidy family sized house. Could just move in.
    Personally it would not be for me, as it seems to be on a main road, has hardly any land, and the decor is not to my taste. Sorry!
    But that is me - I would not be in the market for your house anyway - the point is that there will be someone who is looking for the type of house you are selling, you need to work out the best way of pitching it to them. Best of luck.

    What have you done to it to increase the value by more than double since you bought it? The price will be depressed by where it is and the houses around it.



    If you buy a house cheap you have to sell it cheap.


    An asking price is not a selling price. I looked on Zoopla for the house sold prices. Everyone looking at your house has the same opportunity to do that.



    The neighbouring houses are all council houses.

    Hi Cakeguts, the sold price on Zoopla is actually incorrect, its what our neighbours house sold for, I have emailed Zoopla a couple of weeks ago having spotted the mistake but they still haven't rectified it. I will give them another try!!
