I seem to spend a lot of time on here unfortunately giving out bad news - I don't know of any lender who will supply mortgage finance when the property is to be let to family. Check with the lender direct or solicitor (though they may not know) as I've had situations where the mortgage broker has assured the client it will be ok when it isn't.
I have had Nationwide lend to a client when her elderly retired mother was going to live there but that was on the basis that there was no tenancy agreement and no rent paid - they had to meet affordability without a rental income.
Ps, there are exceptions re EPC ratings but I'm too knackered to look them up. Radiotherapy at 7 am which is Not Fair.

@beanielou the plan to move permanently was 2023. We currently have an issue with DS2 absolutely hating his job and wanting to come and work for us. He does plan to go travelling (if the world is open) in November. I've asked him if he could handle staying where he is until then as it would look a lot better on his CV and then have a gap year. We could do with an extra hand in the back as (for the time of year, its usually quiet) we're really busy. The workshops full and we've a 2 week waiting list. However I don't want him to think it's an easy ride. I've already said at work we're bosses not mum and dad. OH would like him to take over the business, unless your hearts in it (I'm not sure it is) and it makes his heart sing I don't think it's for him. Lots of things ticking over and causing yet more sleepless nights.

Closed the shop at 12 on Saturday and went to visit SIL and BIL. We had a lawnmower and strimmer to deliver to them. BIL has been diagnosed with MND, OH saw him last and said he’d deteriorated since he’d seen him. My SIL is amazing. I feel so inadequate as there’s nothing I can do, it’s not like I can make a lasagna and everything will be ok. They’re getting the garage converted into a wet room and bedroom, so hoping work will start on the soon.On the way home (3 hour journey) OH decided we’d stay in a hotel for a night. So he booked it while I did the driving. We made the mistake of turning the radiator up. Woke up at midnight due to over heating!! I’ve got a streaming cold, nose is like a tap. I’ll take a LFT in the morning to make sure it’s not the dreaded ‘Rona then I’ll decide if I’m going to the PT session. Crawling under a rock for a while is the most appealing.
