    It will vary, for us it was sold on the second viewing, all done within about a week of it going online. but that was in 2015.

    I sold the day I put it on the market, but that was back in 2016. Things seem to have changed a lot since then.

    Just spoke to the agent and she said 2/5 on the area is now under offer. So there are 3 houses on my road, 4 total in the area. My house which is completely done up, another on my road which needs a lot of work. And then 1 street over that is more or less the same as ours (on at the same price too).

    Competitions:
    73275691 - needs a lot of work (same road as me)
    72574132 - also needs a lot work (same road as me)
    64380909 - 1 street over - almost the same as ours apart from garden is South facing

    This one 74302663 - received 2 offers after 2 days of going live in the market

    Do I need to review the price? My issue is the house across my road sold for £817k and I am in the opinion of our house being so much nicer than theirs!

    We sold ours twice in a week in March this year! Firstly to the developers when we part exchanged it. They then put it on the market straight away and the first people to walk through the door bought it. We did have five lots of viewings in the one weekend and it was taken off the market with no further viewings on the Monday.

    It isn't your opinion that matters though. It is that of your potential buyers.

    That one is nearly 300sq ft bigger, which is likely to be almost all in the basement. If it is a useable space (or could be converted to be) then that's a lot of extra room in a house with the same asking price.

    If the basement is of little use, and not easily converted to habitable space then it would suggest your price isn't too far out.

    Are you indicating that I should accept an offer of £800k???
    My question is probably one of those cliche ones like "how long is a piece of string" type.

    Maybe we will have to wait a few more weeks. I am worried that Xmas is approaching fast!

    Probably. Maybe people would want to do their own extension to their taste as well. Will have to ride it out I suppose.
