How many viewers have you had? How long before you got an offer?

  • Been on market since March. Sold twice. Both times buyer pulled out at 11th hour.
    Changed agents in October. Had several viewings since, 2 notes of interest, and 1 offer which we rejected as too low and buyer not procedable.
    Market does seem slow, hoping that is the "winter / xmas doldrums" rather than a indicator of a downturn.
    It is frustrating having to clean and show the house afresh to each new viewer, and every viewer still has a house to sell. The tyre kickers annoy me too, and some of the feedback is just so silly - why don't viewers read the particulars before they view?
    Waiting for the daffodils to come out and the weather to get a bit better, that might tempt a few more folks who are serious about buying a lovely house with a large garden in a super semi-rural area.
  • We got very lucky, and only had 2 viewers and one offer within 3 weeks of going on the market. We did price it very competitively though, as we wanted a quick sale.

    Things you can buy are sell quicker and easier are better i guess is my overall point. Housing investment is more passive whereas starting your own business is not but offers much better ROI if you have the time/skills to do that, time is probably more important tbh. Its really person dependant, if you are looking for passive investment only maybe housing is ok ish i guess as long as you dont plan to move.
  • We had about about 6 viewings a month and was sold by the start of the 3rd month, ironically we had one lady who cancelled on us TWICE and the third time she showed up and made an offer which we accepted !

    I do think it's important to have a good tidy before a viewing, we decluttered TONS and even carried on doing so once the house went on the market, we viewed houses that we really cluttered and it was off putting especially when on the photos it was minted ...think we did things the other way around as photos were pretty naff tbh - we are fortunate though to be in a very well liked area which i think helped us sell our house at the price we needed to enable our move up !
  • We were with our first EA from May to October 2017. During this time, we had several viewings but no offers. We were selling a four bedroom detached property on a relatively new estate and as such, the garden was slightly on the small side, which some of the feedback related to but this could be seen from the images.


    The first EA was a bit of a nightmare; on one occasion they didn't turn up to show the viewers around the property. I would have shown them around myself but the EA called me five minutes prior to the appointment and I was over an hour away in work.


    We switched to our second EA as soon as the first contract ended, marketing the property at the same price. We went live with the second EA on a Thursday morning, had a viewing booked on that afternoon for the Saturday and the buyers offered just under the asking price on the Monday morning, which we accepted.


    We are looking to exchange/complete in the next week or so, all being well. I think it was a case of right place, right time; if everything goes ahead in February it will pretty much be nine months from initial marketing to completion. It's been a long old slog but nearly there!

    I've had mine on and off. It's an online agent as High St agents have been useless. Budding war, then lady pulled out struggling to come to terms with downsizing. Now had another two elderly people who want it who are downsizing but haven't sold theirs.

    Selling a bungalow is really difficult. Mainly because of the market it is aimed at. I've found that generally the population that are viewing like the notion of downsizing but practically just haven't come to terms with it yet!

    The last couple of viewings (I do them all) I've been banging my head against a brick wall. Elderly lady commented to her daughter "I have a dining table that seats 8 people, it won't fit". Daughter just looked at me rolling her eyes.....
  • It may (or may not!) be of interest, but as I'm looking to buy in the South-West I have been tracking house prices for the past 2 years for any house that looks of interest - typically 4 bedroomed detached, rural or semi-rural. Around 100 houses met my criteria. Out of these, around 30% have sold. Average time to be marked as SSTC was 6 months. Average time to completion was 9 months. Average discount of selling price to initial asking price was 5%. Around 20% of the houses have been removed from the market (not sold). Of those houses still being marketed, the average length of time they have been on the market is 8 months. There has been a noticable slowdown in activity in the past couple of months.

    We had 1 viewer the day ours went on the market and they offered the full asking price. We viewed the house we eventually bought twice before putting ours on the market so just because their house isn’t for sale, doesn’t mean they aren’t serious.

    For my 3 bed terraced house in a cul-de-sac with backyard backing onto a greenspace, it was approximately 9 months, 2 offers and around 30 viewings... plus some gray hairs along the way lol!
    Each situation is different though, I cannot stress that enough- my house sale was due to a relationship breakdown, and we were desperate to sell, dropped the price 3 times, and it was right around Brexit so people got buy-shy I think. But still took over 20 weeks to even get an offer!

    Total time (across 3 agents), just over 12 months - although with gaps in between, not constant.

    First agent was pretty much a waste of time. No more than 3 viewings over a 4 month period, although that did include Christmas. Cancelled and kicked off agent 2 at the same list price. Viewings increased for the first few weeks, with 2 non-proceedable offers on the table (typical reasons received for others; road too busy, garden overlooked etc, most importantly price seemed OK and no changes that we can make to improve).

    Decide to undertake an 'assisted move' programme as we are aiming to buy a new build, which re-uses agent 2 and brings in agent 3. Price reduced slightly in line with recommendations for 4-6week sell time requirement for assisted move. Viewings start ticking through, and offer made through agent 3 for an urgent buyer who wants to be in within weeks. Accept offer, tip-off solictor immediately so as we have half a chance of meeting the request, then head off for a Bank Holiday weekend. Bank Hol passes, agent 3 tries to contact buyer for chain details to be told they 'rushed into it and it's not the house for them'. Back on the market.

    Developer pulls AM programme from us due to lack of sale (previous two non-proceedable offers still standing.

    We wait out a few weeks then decide to kick off again with agent 3 ourselves. One immediate viewing, then Christmas comes so nothing for weeks. New Year see's increase (5 viewers in just over a week, but no offers.

    So, total 18-20 viewings, 12ish months, one pulled offer, two non-proceedable offers, no proper negative feedback and still no sale.
